Job Description

Position Title: Assistant Property Manager
Department: Operations / Property Management
Reports To: Property Manager
Employment Status: Full-Time
Location: Houston, Texas

Position Summary

The Assistant Property Manager serves as the operational partner to the Property Manager and plays a critical role in the daily administration, financial performance, resident experience, and overall success of the community. This position supports occupancy, collections, resident retention, compliance, and operational efficiency while providing leadership and continuity in the Property Manager's absence.

Essential Duties & Responsibilities

Property Operations & Administrative Management

- Support daily office operations and administrative workflow.

- Maintain accurate resident files and lease documentation.

- Prepare operational reports and ensure deadlines are met.

- Support the Property Manager with daily priorities and special projects.

Financial Operations

- Process rental payments and resident account activity accurately.

- Monitor delinquency and assist with collections and eviction processes.

- Assist with budgets, expense tracking, and financial reporting.

- Maintain financial records according to company policy.

Leasing & Occupancy Support

- Assist with tours, applications, leases, renewals, and move-ins.

- Ensure application documentation is complete.

- Partner with the Leasing Agent to support occupancy and retention goals.

Resident Relations

- Deliver exceptional customer service.

- Resolve resident concerns professionally.

- Coordinate resident communications and engagement activities.

Team Collaboration & Operational Leadership

- Provide leadership during the Property Manager's absence.

- Partner with leasing and maintenance teams.

- Assist with onboarding and training.

- Promote teamwork and accountability.

Compliance & Risk Management

- Ensure compliance with Fair Housing and company policies.

- Maintain confidentiality.

- Support inspections and audits.

Maintains accurate financial and administrative records.

Qualifications

Education

- High school diploma or GED required.

Experience

- One year of multifamily property management experience preferred.

- Experience with conventional, affordable, LIHTC, or bond communities may be required depending on the property.

Knowledge, Skills & Abilities

- Knowledge of Fair Housing.

- Strong financial, administrative, customer service, and organizational skills.

- Proficiency with Microsoft Office and AppFolio or similar property management software.

Physical Requirements & Work Environment

- Walk the community and climb stairs.

- Operate office equipment.

- Occasional outdoor inspections.
