Job Title: BIM Designer Job Description As a BIM Designer, you transform contract documents, field input, and project requirements into precise piping models, spool drawings, and fabrication-ready information for commercial mechanical and plumbing systems. You work closely with BIM coordinators, project managers, the prefab shop, field leadership, and other trades to ensure work is constructible, well-coordinated, and delivered on schedule. Responsibilities
- Develop and maintain detailed 3D models for commercial mechanical and plumbing piping systems using Revit and related BIM tools.
- Create clear spool sheets, fabrication drawings, and installation drawings that support efficient shop production and field installation.
- Coordinate piping, equipment, supports, access, and required clearances with structural, architectural, electrical, and other building systems.
- Use Navisworks and project coordination workflows to identify clashes, resolve conflicts, and communicate required changes to stakeholders.
- Review plans, specifications, submittals, field dimensions, and project standards to identify missing or conflicting information and drive timely resolution.
- Incorporate approved revisions into models and drawings while maintaining organized, current project documentation.
- Manage assigned modeling and drawing work to meet coordination, fabrication, and construction schedules across multiple projects.
- Collaborate with BIM coordinators, project managers, prefab shop personnel, field leadership, and trade partners to support seamless project delivery.
- Ensure that all deliverables meet quality, accuracy, and constructability standards for mechanical and plumbing systems.
Essential Skills
- Proficiency in Revit for developing and maintaining 3D mechanical and plumbing piping models.
- Experience creating spool sheets, fabrication drawings, and mechanical construction drawings.
- Ability to read and interpret mechanical construction drawings, including piping layouts, equipment connections, dimensions, and installation requirements.
- Working knowledge of Navisworks for clash detection and coordination with other building systems.
- Strong organization, accuracy, and follow-through, with the ability to work independently and manage competing priorities.
- Clear, professional communication skills for collaborating with internal teams, field personnel, trade partners, and customers.
Additional Skills & Qualifications
- A two-year technical degree in drafting, design, construction technology, or a related field, or equivalent practical experience.
- Experience using AutoCAD for mechanical and plumbing design and detailing.
- Familiarity with BIM workflows and tools beyond Revit, including platforms such as Stratus.
- Experience in mechanical construction environments, particularly related to piping and prefab shop coordination.
- Ability to maintain organized project files, models, and documentation across multiple concurrent projects.
Work Environment This role is based in an office and fabrication shop environment, working closely with project teams and prefab operations. You will use technologies such as Revit, Navisworks, AutoCAD, and related BIM and construction tools on a daily basis to support coordination and production. The position offers 10 days of accrued paid time off and 6 federal holidays, and you will collaborate regularly with field leadership and trade partners to support active construction projects.

This is a Contract to Hire position based out of Louisville, KY.
Pay and Benefits
The pay range for this position is $26.44 - $33.65/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
