JOB SUMMARY
This job provides design support to the Work-space Design Group for Corporate Real Estate Services as it relates to office space planning and Corporate Standards design requirements. Incumbent assists with in developing and editing Corporate Standards, and documentation and maintenance of corporate facility drawing portfolio. Assists and coordinates work associated with repository for all Corporate Standards and Facility Drawings. Supports both Client Relationship Management and Project Management teams with timely and accurate project design updates. Requires knowledge and experience in design and construction fundamentals; still acquiring higher-level knowledge and skills. Incumbent must assure that the quality services to clients; development, growth, involvement, and recognition of employees; sound economic principles; and environment which is conducive to innovation, positive thinking and expansion be considered in carrying out the duties and responsibilities of this position.
ESSENTIAL RESPONSIBILITIES
- Occupancy, space planning and medium move support: Understand the current occupancy state and develop space planning strategies to accommodate current and forecasted business units needs/requests. Access information data bases detailing staffing levels, organizational structure, workflow, adjacency requirements to understand occupancy needs. Provide solutions to better maximize space efficiency and space alignment; Provide support for medium (10-20 people) moves with Sr Move Manager as needed.
- Design Support – Strategy Planning (Blocking Planning), Schematic Planning (Test-fits) and As-built Documentation (Facility Drawings) Work with Relationship Managers to provide Design support for medium sized projects (half to full floor renovations) by developing preliminary block planning thru test-fits based on the client’s needs. Provide presentation plans to the client and communicate design, details and phasing of project for review, revisions and approvals. Provide additional drawings to document relocations, phasing, furniture and demolition plans as needed using CAD software. Adhere to corporate policies and corporate standards for space and furniture utilization. Document all facility drawings to adhere to corporate policies and current facility conditions (update to reflect any floor plan changes from construction projects or occupancy changes).
- Corporate Standards Evaluation, Documentation and implementation: Help evaluate, document and maintain the Corporate Standards for the entire Corporation which includes space standards (typical office layout, floor plans, cafeterias, conference rooms, huddle rooms, etc.), furniture standards (private offices, workstations, hot desking, reception, conference rooms, huddle rooms, etc.), finish standards (carpeting, hard flooring, restrooms, lighting, ceiling, branding, etc.), and Employee space standards policies (private office requirements, workstation sizes, etc.). Review and recommend appropriate products for inclusion into Corporate Standards based on product review and evaluation. On-going review and evaluation of products to remain current with new trends and appropriate products.
- Communicate effectively will all levels of management, internal customers and external consultants, contractors and vendors.

EDUCATION
Required
- Bachelor's Degree in Architecture or Interior Design

EXPERIENCE
Required
- 3 - 5 years of experience in commercial building construction, project management, property management, construction management, building systems, engineering, facilities management, or architectural design
- 4 years of experience in Design (Interior Design, Intern Architect, Draftsman, etc.)
- Strong Computer Aided Drafting (CAD) experience
- Experience and understanding of local building codes, Life safety, ADA, etc.
Preferred
- Understanding and knowledge of applicable federal, state, and local fire and safety codes and International Construction Code (ICC), Building Officals Code Administration (BOCA), American with Disablities Act (ADA), and Occupational Safety and Health Standards (OSHA) regulations
- Understanding an knowledge of corporate workflow and procedural operations, departmental adjacency relationships, manual and automated systems, and telecommunications systems

- Experience working with furniture vendors; designing, specifying and ordering bulk furniture to meet the needs of a space.
- Understanding of how to prepare a set of Construction Drawings.

- Knowledge and strong Adobe (i.e. Illustrator, Acrobat and PhotoShop) and Micosoft Word programs skills
