Loan Coordinator

Job Summary
The Loan Coordinator handles the more specialized, judgment-adjacent segment of the process modification intake, land-registry (Grundbuch) verification, and probate/marital-property documentation. This role sits closest to a junior Marktfolge Aktiv function: it does not make final credit decisions, but prepares and validates the file to the point where the bank's underwriting or Marktfolge team can decide quickly.
Responsibilities
- Intake and triage loan modification requests, including Prolongation and Umschuldung scenarios
- Conduct Grundbuch searches and track Grundschuld registration status, including monitoring of Auflassungsvormerkung (priority notice) protections
- Prepare probate (Erbschein) and marital-property regime documentation (e.g., Zugewinngemeinschaft considerations) where inheritance or marital status affects title or borrower eligibility
- Coordinate directly with notaries on outstanding registration or contract items
- Assemble complete files — Schufa results, valuation (Beleihungswert), and income documentation — for underwriting handoff
- Follow up with borrowers on outstanding documentation for modification or renewal files
Eligibility Requirements
- Deep mortgage domain expertise across servicing and extension/renewal processes
- Solid working knowledge of German mortgage documentation and loan structures (Zinsbindung, Tilgung, Grundschuld)
- Familiarity with German banking and collateral law fundamentals (BGB collateral provisions, KWG basics) and probate procedure
- German C1 fluency, including comfort with legal/notarial correspondence
- Ability to complete an 8–12 week ramp, including two weeks of in-Germany training on live files and stakeholder relationships
- Completed bank apprenticeship (Bankkaufmann/-frau) or paralegal/notary-assistant training (Notarfachangestellte), or equivalent
- Prior experience in German real estate finance, credit processing, or notarial support strongly preferred
- German C1 fluency — mandatory
- Comfort working independently on files requiring legal/procedural precision
