About the Role:
We are seeking an experienced and highly organized Onsite Property Manager to oversee the daily operations of a residential condominium association. The Property Manager will serve as the primary liaison between the board of directors, homeowners, tenants, vendors, and contractors, ensuring smooth operations, financial oversight, and a positive living environment.
Responsibilities:
Financial & Administrative
- Prepare and manage annual budgets; monitor variances and provide regular financial reports.
- Review, approve, and process invoices; ensure timely vendor payments.
- Coordinate annual audits, reserve studies, and insurance renewals.
- Prepare and distribute monthly management reports and board packets.
- Maintain accurate records including contracts, leases, insurance, compliance, and governance documents.
Board & Resident Relations
- Act as the primary liaison to the Board of Directors and Association members.
- Attend board and annual meetings, providing guidance on governance, compliance, and operations.
Respond promptly to homeowner and tenant inquiries, maintaining strong customer service standards.
- Enforce community policies, bylaws, and regulations consistently and fairly.
Operations & Maintenance
- Oversee day-to-day property operations including building systems, common areas, and amenities.
- Conduct regular inspections to ensure maintenance, safety, and compliance standards are met.
- Solicit bids, negotiate vendor contracts, and supervise contractor and vendor performance.
- Manage capital improvement projects, renovations, and repairs, ensuring quality control and adherence to budgets and timelines.
Compliance & Risk Management
- Ensure compliance with local, state, and federal property management regulations.
- Handle insurance claims, incident reporting, and risk mitigation efforts.
- Maintain proper documentation of contracts, permits, inspections, and warranties.
Requirements
- Bachelor’s degree in Business, Real Estate, or related field preferred (equivalent work experience acceptable).
- 3–5 years of property management experience (HOA/condo/community management preferred).
- Professional certifications (CMCA, AMS, CAM) strongly preferred but not required)
- Strong financial acumen and ability to prepare/analyze budgets and reports.
- Excellent communication, organizational, and interpersonal skills.
- Proficiency in Microsoft Office and property management software (Yardi, AppFolio, CINC, etc.).
- Ability to multitask, prioritize, and respond effectively to emergencies.
Working Conditions:
- On-site office; will include walking inspections of grounds, facilities, and building systems.
- Occasional evening/weekend meetings and emergency response availability.
- Physical ability to navigate properties, climb stairs, and lift up to 25 lbs.
Benefits
- Competitive salary: $70,000 - $80,000
