About this role
We are seeking an experienced Project Manager to lead commercial construction, renovation, and tenant improvement projects from preconstruction through final closeout.
This is a hands-on leadership role responsible for project schedules, budgets, subcontractors, client relationships, field coordination, and overall project execution throughout Central Virginia.
Responsibilities
- Manage commercial construction and renovation projects from preconstruction through closeout, maintaining ownership of schedule, budget, quality, and documentation.
- Develop and maintain project schedules, identify potential delays, and implement corrective actions.
- Manage subcontractor scopes, contracts, commitments, change orders, and project execution.
- Review drawings, specifications, contracts, submittals, and other project documents to identify requirements and potential issues.
- Coordinate with owners, architects, engineers, inspectors, subcontractors, superintendents, and internal teams.
- Track project costs, purchase orders, commitments, change orders, and financial performance against budget.
- Lead project meetings and ensure RFIs, decisions, action items, and outstanding issues are resolved.
- Monitor field progress, quality, and schedule performance alongside superintendents and subcontractors.
- Identify project risks and develop solutions to minimize delays, cost impacts, and quality issues.
- Coordinate procurement and material requirements to support project schedules.
- Lead project closeout, including punch lists, inspections, warranties, documentation, and owner turnover.
Requirements
- 5+ years of experience managing commercial construction projects for a general contractor.
- Direct experience with commercial renovations, tenant improvements, office, institutional, industrial, or similar commercial projects.
- Proven ability to independently manage projects from preconstruction through closeout.
- Strong knowledge of construction drawings, specifications, contracts, schedules, budgets, change orders, RFIs, and submittals.
- Experience managing subcontractors, vendors, owners, architects, engineers, and field personnel.
- Strong understanding of commercial construction methods, sequencing, and project execution.
- Proficiency with construction project management/scheduling software and Microsoft Office.
- Strong leadership, communication, negotiation, organization, and problem-solving skills.
- Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent experience will be considered.
- Commercial construction experience is required. Residential-only experience will not meet the requirements.
- Ability to work on-site and travel to project locations throughout Central Virginia as needed.
