Project Manager - Projects and Development Services

Position Overview

The Project Manager is responsible for planning, coordinating, and delivering construction and development projects from inception through completion. This role serves as the primary point of contact between clients, contractors, consultants, and internal stakeholders, ensuring projects are executed on time, within budget, and to the highest quality standards.

Key Responsibilities

Project Planning and Initiation

- Define project scope, objectives, and deliverables in collaboration with clients and senior management
- Develop comprehensive project plans including schedules, budgets, resource allocation, and risk management strategies
- Conduct feasibility studies and prepare business cases for development opportunities
- Establish project governance structures and communication protocols

Project Execution and Delivery

- Manage all phases of project delivery including design, procurement, construction, and commissioning
- Coordinate multidisciplinary project teams including architects, engineers, contractors, and consultants
- Monitor project progress against established milestones and KPIs
- Conduct regular site inspections to ensure quality standards and compliance with specifications
- Manage change orders, variations, and scope adjustments as needed

Financial Management

- Develop and manage project budgets, tracking costs and forecasting financial performance
- Review and approve contractor invoices and payment applications
- Prepare financial reports and variance analyses for stakeholders
- Identify cost-saving opportunities while maintaining quality standards

Risk and Issue Management

- Identify, assess, and mitigate project risks throughout the project lifecycle
- Develop contingency plans for potential project disruptions
- Resolve conflicts and issues promptly to minimize impact on project delivery
- Ensure compliance with health, safety, and environmental regulations

Stakeholder Management

- Serve as primary liaison between clients, contractors, consultants, and internal teams
- Facilitate regular project meetings and prepare comprehensive status reports
- Manage client expectations and maintain strong professional relationships
- Present project updates to senior leadership and client stakeholders

Quality Assurance and Compliance

- Ensure all work complies with building codes, regulations, and industry standards
- Implement quality control processes and conduct inspections at critical milestones
- Manage project documentation including contracts, drawings, specifications, and correspondence
- Oversee commissioning activities and coordinate handover procedures

Required Qualifications

Education and Experience

- Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, or related field
- 5-7 years of progressive experience managing construction or development projects
- Proven track record of successfully delivering projects on time and within budget

Technical Skills

- Strong understanding of construction methodologies, building systems, and development processes
- Proficiency in project management software
- Advanced knowledge of Microsoft Office Suite, particularly Excel and PowerPoint

- Strong financial acumen including budget development and cost management

Working Conditions

- Site-based with regular site visits to active construction locations
- May require evening or weekend work to meet project deadlines
- Travel required for project sites and client meetings
- Physical ability to navigate construction sites including climbing stairs and ladders and managing multiple sites.
