What this job involves:
- Oversee the day-to-day operation, maintenance, and performance of all building services systems (HVAC, electrical, plumbing, fire protection, BMS, elevators, energy management, etc.) to ensure optimal efficiency, reliability, and occupant comfort
- Develop, implement, and monitor preventive maintenance programs (PPM) and schedules for all mechanical, electrical, and plumbing (MEP) systems to maximize asset life and minimize breakdowns
- Lead reactive maintenance, troubleshooting, fault diagnosis, and emergency repairs for building services systems
- Manage and supervise in-house technical teams as well as external contractors, including performance monitoring, work quality inspection, and compliance with service level agreements (SLAs)
- Conduct regular condition surveys, audits, and performance assessments of building services installations; recommend and implement improvement, retrofitting, or upgrading works
- Drive energy efficiency initiatives, monitor energy consumption, analyze data, and implement energy-saving measures and sustainability programs
- Ensure full compliance with statutory regulations, codes of practice, health & safety standards, fire safety requirements, and environmental guidelines
- Prepare annual operating budgets, capital expenditure (CAPEX) plans, and forecasts for building services maintenance, repairs, and upgrades
- Manage building services-related projects such as system upgrades, retro-commissioning, and minor works — including scope development, tendering, contractor selection, and project execution
- Liaise with clients, tenants, property managers, and stakeholders to address technical complaints, service requests, and performance issues
- Lead root cause analysis for recurring issues and implement corrective/preventive actions
- Provide technical leadership, mentoring, and training to junior engineers and technicians within the FM team
- Identify and evaluate new technologies, smart building solutions, and best practices to enhance facility performance
Required Skills and Experience:
- Bachelor’s degree in Mechanical, Electrical, or Building Services Engineering (or related field)
- 8–10 years of experience in facility or building services management, preferably in large commercial or tech-enabled environment
- Strong technical expertise in HVAC, electrical, plumbing, fire protection, BMS, elevators, and energy management systems
- Proven ability to lead preventive and reactive maintenance programs, manage contractors, and supervise technical teams
- Experience with CAPEX/OPEX planning, statutory compliance (e.g., FSD, EMSD, OHS), and MEP-related projects
- Skilled in energy efficiency initiatives, root cause analysis, and stakeholder communication
- Professional certifications (e.g., CEM, CFM, PMP) and knowledge of smart building technologies are a plus
