The anticipated salary range for this role is between $150,000.00 and $200,000.00. The specific salary offered to an applicant will be based on their individual qualifications, experiences, and an analysis of the current compensation paid in their geography and the market for similar roles at the time of hire. The role may also be eligible for an annual discretionary incentive award. In addition to cash compensation, SMBC offers a competitive portfolio of benefits to its employees.
Role Description
The Associate is an early‑career individual contributor responsible for day‑to‑day portfolio management activities for a portfolio of commercial real estate direct‑lending and back‑levered transactions of low to moderate complexity. The role focuses on disciplined execution, data accuracy, and issue identification, with work performed under the guidance of the Team Head and senior portfolio managers. Over time, the Associate is expected to build deeper credit judgment, transaction understanding, and borrower‑facing capability, supporting more complex assets and situations as experience grows.
Role Objectives: Delivery
Portfolio Onboarding & Administration
- Manage deal transfers from origination by collecting and organizing executed loan documents, credit approvals, and required reporting.
- Establish and maintain standardized folder structures and tracking tools to ensure data integrity and audit readiness.
- Serve as an initial point of contact for borrowers or administrative agents for routine matters, escalating issues as appropriate.
Portfolio Monitoring & Analysis
- Maintain performance trackers comparing operating and financial results against the approved base case.
- Review borrower reporting packages for completeness and consistency, identifying trends or variances requiring escalation.
- Monitor key structural features such as covenants, cash sweep triggers, milestone dates, and extension requirements.
Credit Support & Reviews
- Prepare draft annual and interim credit reviews, including performance summaries, risk considerations, and supporting analysis, under senior guidance.
- Assist in updating financial projections based on observed performance and market inputs, following established assumptions.
- Support internal risk rating and regulatory classification processes with well‑organized analysis and documentation.
Amendments, Consents & Special Requests
- Assist in analyzing the credit impact of amendments, waivers, consents, and refinancings.
- Coordinate with internal stakeholders and external counsel on documentation, comments, and approvals.
- Track internal approvals and closing deliverables to support timely execution.
Team & Stakeholder Support
- Respond to internal and external information requests related to assigned portfolios.
- Support senior team members on special projects, portfolio initiatives, and ad hoc analyses.
Qualifications and Skills
- Education: Bachelor’s degree in finance, real estate, economics, accounting, or a related field.
- Experience: 2–4 years of experience in commercial real estate portfolio management, asset management, credit risk, lending, or a related function. Familiarity with back‑levered (a.k.a. note‑on‑note or warehousing) structures preferred but not required.
- Technical Skills:
- Strong proficiency in Excel and Word; experience with financial spreading and basic modeling.
- Working knowledge of commercial real estate loan structures and key loan documents.
