Pyramid Management Group is excited to welcome a dynamic Advertising Sales Representative to our team to generate advertising revenue for our shopping centers: Crossgates (Albany, NY), Galleria at Crystal Run (Middletown, NY), and Poughkeepsie Galleria (Poughkeepsie, NY).

As an Advertising Sales Representative, you'll have the opportunity to shape the advertising landscape while building relationships with businesses, agencies, and sponsors. This position is responsible for advertising sales primarily for Crossgates, Galleria at Crystal Run, and Poughkeepsie Galleria and requires regular travel among the properties and surrounding markets for client meetings, prospecting, networking, and property visits. Opportunities may also exist to sell advertising across Pyramid Management Group's broader shopping center portfolio.

This role is ideal for self-starters looking for an exciting, fast-paced environment with plenty of opportunities to innovate and grow.

What You'll Do:

- Proactively identify, prospect, and develop new advertising business throughout the assigned markets.

- Sell diverse advertising opportunities, including banners, window clings, onsite digital ads, email marketing, social media, and website placements.

- Collaborate with advertisers, agencies, and sponsors to develop impactful campaigns.

- Identify and pitch unique sponsorship opportunities to prospective partners.

- Negotiate competitive and creative advertising deals to maximize revenue.

- Brainstorm and implement innovative strategies to expand advertising offerings.

- Partner closely with property management, marketing, and other internal teams to align goals and successfully execute advertising programs.

- Stay ahead of the curve by analyzing competitors' advertising programs and trends in the market.

- Manage advertising contracts and legal documents with accuracy and efficiency.

- Review and report on key metrics, including revenue, sales, and budgets, ensuring transparency and progress toward goals.

- Build strong relationships with local and regional businesses, advertising agencies, media buyers, and community partners.

- Maintain an active sales pipeline through calls, emails, networking, referrals, market canvassing, and in-person outreach.

What We're Looking For:

- Education: Bachelor's degree in Business Administration, Marketing, Communications, or a related field preferred; equivalent professional experience will be considered.

- Experience: Proven experience in sales, business development, advertising, media, sponsorships, or a related client-facing role. Experience in advertising, media, sponsorship, out-of-home advertising, or B2B sales is preferred. Existing business or agency relationships within the assigned markets are a plus.

- Demonstrated ability to prospect for new business, build relationships, and work toward defined sales goals.

- Strong consultative selling, presentation, negotiation, and closing skills.

- Self-motivated and comfortable independently managing a multi-property sales territory.
