JOB SUMMARY

The Resident Manager (a new position) reports to the Vice-President, Carolinas (or designee) and is responsible for the day-to-day operational needs, property oversight, and customer service on behalf of all residents of the property as well ensuring coordination of additional supporting agencies to facilitate a wrap-around support permanent supportive housing community. This includes the management of the property, functionality of the property, facilities oversight, and residential support which will include corresponding activities associated with the provision of resources identified as available for resident usage. Additionally, another primary function of the Resident Manager is the day to day operations specific to accepting rent from veteran tenants on the first of every month, enforcing property standards and tenant expectations, ensuring timely communication via email, letter, and postings throughout the property are executed in timely manner. The Resident Manager will also be expected to maintain all HMIS systemic updates, data collection of residents, and working cohesively with veteran affairs and any other external agencies that support the well-being of all active residents.

RESPONSIBILITIES:

- Ensuring the property follows and maintains standards and compliance as set forth/required by the NCHFA, VA and any other governing bodies (under the direction and oversight of the DOO) to ensure the property habitable, safe and comfortable

- Collecting rent and other property fees from tenants and individual owners

- Paying property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs

- Reporting the propertys financial status, occupancy, and expiring leases to property owners

- Participate in annual budgetary meetings with Regional VP and VP of budgeting and analytics

- Prepare and maintain all records, correspondence, and files pertaining to all properties, tenants, internal and external communication

- Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws

- Advertising vacant properties and hiring or performing as a leasing agent to find tenants as needed

- Selecting tenants through interviews and background checks

- Inspecting properties and arranging for repairs and new materials as required

- Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate

- Investigating and resolving property complaints, rental violations, and problems while ensuring communication to VP and/or DOO.

- Address tenant complaints escalating requests for assistance as needed to VP and document, noting plan of action to remediate tenant concerns

- Maintain updates and communication to Vice President (VP) regarding tenant updates and dwelling conditions. (Expectation of fluid communication to include reporting to Director of Operations (DOO) in the absence or proxy of the VP.)

- Building and maintaining lasting relationships with community stakeholders that VOA CC partners with that will provide additional services and support efforts to the residents/tenants.

- Providingoutreachandrecruitmentforresidentapplicantsandprogramming via community engagement

- Data Collection and maintaining HMIS entries but not limited to, lease initiation and lease termination

- Connecting residents without side resources through referrals and community linkages

- Developingandfacilitatingadditionalworkshops,programsandpartnerships,including free-of-charge partnerships with other organizations, wherever possible, to bring additional services to Maple Court residents.

- Maintaining the existing relationship and partnership with churches other faith-based organizations for holiday events and celebrations.

- Developing community services opportunities for Maple Court residents

- Providing trained volunteers to support programming

- Overseeing communications with tenants about programming, including monthly calendars, newsletters, and other relevant information

- Overseeing program budget matters

- Maintaining records of attendance

- Assisting with special events, including but not limited to National and Local holidays and celebrations (Resident Manager will work closely with DE&I team of VOACC to receive further support and notification of special events)

- Addressing lease violations, concerns, refer reasonable accommodations request to 504 coordinators per the Reasonable Accommodation and Modification Process, and household barriers relating to employment, health, education, financial planning, and accessing affordable foods.

- Meeting on a regular basis with VP to discuss implementations, innovative ideas,and periodic updating of programs and services.

Qualifications

REQUIREMENTS

- A high school diploma and at least two years and financial sourcing experience. (Associates degree preferred.)

- Minimum of 2-years managing residential properties with diverse social and economic communities

- Real Estate or Property Management certification highly desired

- HMIS and HUD standards higher preferred
