JLL is building a new Commercial Controllership function for EMEA Workplace Management, and we're looking for a Controller to take ownership of the most financially sensitive part of that portfolio: Fixed-Price and GMP contracts. In this role, you'll be the technical and commercial authority on Type 4 and Type 5 contracts across the region, working directly with the EMEA Commercial Controller to manage risk from pre-signature through to contract close. You'll act as the single point of contact for Client Finance teams, combining deep contract mechanics knowledge with sharp commercial judgment to protect JLL's P&L exposure. This is a role for someone who wants to shape a new team from the ground up, not simply operate within an established one.

What You'll Do

- Review CRB submissions for Fixed-Price and GMP contracts above threshold, assessing baseline validation, liability caps, burden rate coverage, and overspend/underspend scenarios
- Prepare accounting briefings and CAFs for new or amended contracts, supporting final sign-off by the EMEA Commercial Controller
- Own the accuracy of Fixed/GMP client entity P&Ls and balance sheets, delivering monthly flux commentary and escalating material variances
- Track GMP guarantee positions contract by contract, flagging cost variance trends early and recommending corrective action
- Review management fee at risk (MFaR) deferral and release positions, and unusual balance sheet items across the portfolio
- Apply specialist knowledge of guarantee structures, cost cap treatment, and fixed/tiered management fee calculation to resolve complex contract questions
- Maintain the contract summary file for all live Fixed-Price and GMP contracts, and monitor AR/AP status against agreed SLAs
- Own SOX OTC controls for the Fixed/GMP stream, maintaining audit-ready documentation and coordinating external audit requests
- Identify recurring process failures across the portfolio and drive their resolution, contributing to onboarding and documentation improvements

What We're Looking For

- Strong grasp of contract mechanics involving financial risk exposure — guarantee structures, cost caps, liability treatment, and the accounting logic behind overspend and underspend
- Comfort working with C2B toolkit configuration and rate set-up for complex contract types
- Solid technical grounding in US GAAP, applied confidently in a multi-entity, multi-country context
- A commercial mindset: the ability to read a contract and see where the financial exposure actually sits, not just how to record it
- Sharp attention to detail, particularly around guarantee tracking, variance analysis, and control documentation
- A proactive, risk-aware approach — comfortable flagging a trending loss position with a clear recommendation attached
- Confidence operating with autonomy across a specialist portfolio and pre-signature review workload
- Strong communication skills, able to translate financial exposure into plain language for non-finance stakeholders
- An adaptable, builder's mentality — genuinely energised by shaping processes in a newly formed team
- Fluency in English; additional EMEA languages are a plus
