A day in the life

Prologis is seeking a Development Manager for our New York/New Jersey market. This position is responsible for managing development activities for land and building developments including entitlement s, desig n, and construction of ground-up industrial/ logistics facilities in those markets.

The position requires a high degree of communication, energy, enthusiasm, technical competence, and professionalism. The position is preferred to reside in our East Rutherford, NJ office and interact daily with Prologis development, capital deployment , and leasing teams. The position reports to the VP , Development Officer.

Key responsibilities include:

- Lead a team of consultants and contractors to obtain the regional business objectives .

- Develop, tender and manage a variety of sizes of projects ranging from $1 ,0 00,000 to more than $ 5 0 ,000,000 in development cost.

- Coordinate and monitor every facet of the development process, including:

- Partnering with stakeholders in evaluating land and building acquisitions.

- Hiring and managing design professionals, consultants , and general contractors.

- Scheduling, budgeting and plan ning real estate development projects .

- Leading project AHJ approval processes from acquisition through completion.

- Providing conceptual and pre-construction estimating for all aspects of development.

- Conducting on-site inspections of safety, quality and progress.

- Executing project closeout and handoff to operations.

- Effectively communicat ing relevant information regarding project status to stakeholders.

- Assist with responses to build-to-suit or leasing RFPs by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.

- Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of work .

- Create budgets, schedules, and review documents alongside capital deployment for land pursuits .

- Ensure customer satisfaction and exceed customer’s expectations on each project.

- Monitor trends in the local construction market including pricing of materials and labor.

- Research new design and construction alternatives and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.

- Participate in ongoing Prologis innovation and initiatives.

- Driving impact through utilization of lean construction, GC bid negotiations and design optimization initiatives against targets.

- Develop and strengthen industry relationships with local jurisdictions, utility providers, general contractors , and design consultants.

Building blocks for success

Required:

- 5 + years of e xperience in industrial development, municipal approvals, entitlements, design management, permitting , engineering, design or construction.

- Computer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to general Microsoft tools).

- Ability to travel up to 20% of the time.

- Proactiv ity in approaching solutions and problem solving.

- Resilien ce , with a strong continuous-improvement mindset.

- A bility to thrive in a rapidly changing and challenging environment.

- Positive, can-do attitude with a real focus on customer satisfaction, efficiency, and production.

Preferred:

- Bachelor of Science in Construction Management, Civil Engineering or Architecture

- Project management experience with a general contractor

- W illingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of: $153,000 - $180,000 USD. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
