Maintenance Technician

JOB SUMMARY

Responsible for performing skilled maintenance, troubleshooting, preventive maintenance, and repair of property equipment and building systems. Expected to independently troubleshoot problems, determine appropriate corrective action, and complete necessary repairs.

Pay Range: $17.00 to $23.00/hour

ESSENTIAL DUTIES AND RESPONSIBILITIES

- Performs preventive maintenance inspections of facility equipment and systems and makes repairs and adjustments as necessary.

- Troubleshoots and repairs mechanical, electrical, plumbing, HVAC, and other facility equipment and building systems.

- Performs general electrical repairs and modifications.

- Performs general plumbing repairs and modifications.

- Troubleshoots and performs repairs to HVAC equipment and controls.

- Troubleshoots and repairs commercial kitchen and other facility equipment.

- Uses electrical meters, diagnostic equipment, equipment manuals, diagrams, and schematics to identify equipment failures and determine appropriate repairs.

- Performs general carpentry.

- Performs general painting including spackling, hole repair, and drywall replacement.

- Assists with facility projects, renovations, equipment installations, and emergency repairs.

- Resolves problems that are within the position's scope of authority and recommends courses of action to resolve problems beyond the scope of authority to the position’s supervisor.

- Performs other related duties as assigned.

REQUIRED SKILLS AND ABILITIES

- Working knowledge of general building maintenance and one or more related areas including HVAC, electrical, plumbing, mechanical systems, commercial kitchen equipment, and carpentry.

- Strong troubleshooting and problem-solving skills with the ability to independently diagnose equipment and building system issues.

- Ability to safely use electrical meters, diagnostic equipment, hand tools, and power tools.

- Ability to read and understand equipment manuals, diagrams, schematics, and other technical documentation.

- Working knowledge of preventive maintenance practices and commercial building systems.

- Excellent attention to detail and observational skills.

- Ability to prioritize and complete work independently in a high-volume environment.

EDUCATION AND EXPERIENCE

- High school diploma or equivalent.

- Vocational or technical certifications in related fields preferred.

- Two (2) years of commercial, industrial, or institutional facilities maintenance or related experience.

- Other combinations of education, technical training, and relevant experience may be considered.

- Must obtain and maintain a valid racing license.

- Must have a valid driver's license with minimum three (3) years of driving history.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS

- The Team Member will be required to stand and walk for extended periods of time. While performing the duties of this job, the Team Member is frequently required to sit or stand; walk; use hands to finger reach, handle, or feel objects, tools, or controls; reach with hands and arms; climb or balance; bend, stoop, kneel, crouch, or crawl; and talk or hear.

- The Team Member may be required to lift up to 50 pounds.

- The Team Member may be required to work long hours, including nights, weekends, and holidays.

- The Team Member may be required to work in outside weather conditions and is occasionally exposed to wet and/or humid conditions, extreme heat or cold, dust, dirt, fumes or airborne particles, toxic or caustic chemicals, and vibration.

- The Team Member may be required to work from ladders, lifts, roofs, or other elevated work areas.

- The noise level in the work environment is usually moderate to loud.

- The work environment may vary in levels of crowds, noise, flashing lights, and smoke, depending on the assigned station and guest volume.
