SUMMARY OF POSITION
We are seeking an experienced Building Superintendent to lead day-to-day field operations for commercial building projects. Based out of Kinsley's York, PA office, and assigned to project sites as needed, this position is the on-site leader responsible for overseeing daily construction activities, coordinating crews and subcontractors, and safely executing the work in accordance with the contract documents, project schedule, budget, and Kinsley quality standards.
The ideal candidate combines strong field experience, technical construction knowledge with visible safety leadership, disciplined planning, proactive communication, and the ability to coordinate Kinsley self-perform crews, subcontractors, suppliers, inspectors, design professionals, and clients. This role partners closely with the Project Manager and project team from preconstruction and mobilization through closeout.
Please note that this position is considered safety sensitive in accordance with Kinsley Construction policies and procedures.
TYPICAL RESPONSIBILITIES/ESSENTIAL FUNCTIONS
- Lead all on-site construction activities and serve as Kinsley’s primary field representative.
- Review and understand the project plans and specifications.
- Review approved submittals and shop drawings for implementation in the field.
- Review the subcontracts and purchase orders for the project and have a clear understanding of the scope of work for each subcontractor or supplier.
- Monitor all personnel on the jobsite including daily sign-in sheets for all personnel at the jobsite; coordinate the schedule and activities of all crews and subcontractors working on the project.
- Conduct, lead, and participate in regular meetings with Project Manager, Project Engineers, clients and subcontractors.
- Coordinate layout with in-house personnel, outside surveyors and subcontractors
- Coordinate our self-perform work.
- Partner with the PM in developing the CPM Master Schedule, establishing durations and sequencing of work, identifying critical milestones, and maintaining accurate schedule updates.
- Create and maintain a three-week look-ahead schedule in accordance with the CPM Master Schedule hold regular trade coordination and planning meetings, identify constraints early, and drive recovery plans when work is at risk; prepare Daily Job Reports.
- Develop with the Project Manager an on-site staging and rigging plan.
- Receive material deliveries and maintain material staging plan and on-site inventory.
- Analyze and coordinate equipment and manpower requirements to ensure best utilization of manpower and equipment.
- Perform quality inspections and ensure accuracy with project documents; create a deficiency list of non-conforming work and distribute to applicable parties for immediate corrections.
- Develop contact list and schedule all required inspections for the project elements; confirm the work is complete prior to scheduling the inspections.
- Promote a proactive safety culture, ensuring compliance with all safety directives issued by safety department, project engineer, general superintendent, project manager or other outside parties. Lead regular safety meetings and toolbox talks.
- Ensure accurate reporting of time and quantities for phase of work under your control.
- Properly code and promptly forward all delivery tickets and paperwork to the office.
- Oversee and coordinate final project close-out including completion of punch-list.
- Participate with the PM in subcontractor evaluations at the close of a project.
- Responsible for daily monitoring all T&M Field Order Directives of (man-hours, materials, equipment and detailed description of work).
REQUIREMENTS
- At least 10 years of commercial construction experience, including progressively responsible field leadership Superintendent experience.
- Demonstrated success leading complex projects or major project scopes from mobilization through closeout; experience with both new construction and renovation is preferred.
- Ability to read, interpret, and coordinate drawings, specifications, submittals, shop drawings, contracts, and other project documents.
- Proven ability to coordinate field crews and subcontractors, resolve field conflicts, make sound decisions, and maintain momentum under changing jobsite conditions.
- Strong knowledge of construction scheduling, safety, and quality standards.
- Strong leadership, clear written and verbal communication, strong organization, attention to detail, problem-solving skills, and the ability to build trust with field teams, clients and project partners.
- Valid driver's license with the ability to travel to assigned project sites throughout Kinsley’s operating region. Project demands may require early starts, extended hours and occasional weekend work.
