What this job involves:

As an Operating Engineer at JLL, you will play a critical role in ensuring the seamless operation of building systems and maintaining exceptional tenant comfort and safety. Working under the direction of the Lead Engineer, you will be responsible for completing essential maintenance tasks, responding to tenant service requests, monitoring equipment performance, and maintaining HVAC systems across critical and commercial facilities. This position is central to JLL's commitment to delivering world-class property management services and creating environments where our clients and their tenants thrive.

What your day-to-day will look like:

- Respond promptly to tenant service requests including temperature complaints, lighting repairs, breaker resets, furniture moving, and general maintenance needs while ensuring minimal disruption and immediate cleanup of work areas
- Perform preventive maintenance tasks on HVAC equipment, mechanical systems, and building infrastructure, completing task sheets and reporting any equipment problems or supply shortages to the Lead Engineer
- Monitor and record equipment readings, settings, and operational changes in logbooks, including HVAC start-up verification, fire pump checks, temperature readings, and static pressure measurements across filter banks
- Troubleshoot and operate direct digital control systems to manage HVAC equipment, make adjustments to operating systems, and maintain pneumatic control systems through repairs and recalibration
- Conduct general maintenance activities including painting mechanical rooms, maintaining lighting in equipment rooms and public areas, snow removal, meter readings, and ensuring orderly tool rooms and workshops
- Assist outside contractors during major equipment overhauls and annual inspections while maintaining flexibility to assume additional responsibilities as building operations require
- Ensure compliance with life safety protocols including tamper valve inspections, elevator inspections, asbestos inspections, and generator load testing

Required Qualifications:

- Current membership in Local 501 or ability to obtain membership within 30 days of hire
- High School diploma or GED equivalent with two years of trade schooling in electrical system design, refrigeration, and/or HVAC systems
- 5+ years of experience in critical, commercial, or industrial facility operations
- Comprehensive knowledge of mechanical, electrical, plumbing, and fire suppression systems in commercial and critical facilities
- Fundamental skills in critical systems including emergency/stand-by generators, automatic transfer switches, uninterruptible power systems, power distribution units, and battery systems
- Proficiency in basic computer applications and software including MS Office and email systems
- Strong interpersonal skills with ability to communicate effectively in both oral and written formats

Preferred Qualifications:

- Experience with building automation and energy management systems
- Familiarity with cooling tower water treatment and testing procedures
- Background in tenant relations and customer service in commercial real estate environments
- Knowledge of OSHA safety standards and building code compliance
- Experience working in high-rise or Class A office buildings

Expected compensation for this position:

96,200.00 – 96,201.00 USD per year

Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
