What Youll Do

Reporting directly to the Vice President of Residential Management, this key leadership role is responsible for overseeing property operations, financial performance, marketing initiatives, team development, and resident satisfaction throughout an assigned portfolio. Based in St. Louis, this position will also provide strategic oversight of our Kansas City residential portfolio and requires periodic travel to ensure operational excellence.

Key Responsibilities

- Oversee the daily operations and performance of assigned residential communities.
- Ensure properties are operating efficiently and in accordance with company policies, procedures, and owner expectations.
- Monitor occupancy, leasing performance, resident retention, and operational metrics.
- Establish and maintain strong relationships with residents and assist in resolving escalated concerns and conflicts.
- Direct or assist in the preparation and review of property financial statements.
- Develop annual operating budgets and monitor financial performance throughout the year.
- Analyze revenue, expenses, occupancy trends, and leasing results to identify opportunities for improvement.
- Recruit, hire, train, coach, and develop Community Managers, Assistant Community Managers, and other site personnel.
- Conduct performance evaluations and provide ongoing mentorship and professional development.
- Foster a culture of accountability, collaboration, and customer service excellence.
- Partner with Human Resources on employee relations, disciplinary matters, and staffing decisions.
- Partner with property teams to drive occupancy and revenue growth through effective marketing and leasing initiatives.
- Ensure all property websites and online listings are accurate, current, and optimized.
- Review leasing trends and market conditions to support portfolio performance.
- Assist in developing and monitoring property-specific marketing strategies.
- Oversee approved capital improvement projects and renovations.
- Collaborate with ownership, vendors, and property teams to ensure projects are completed on time and within budget.
- Monitor property conditions and recommend improvements that enhance asset value and resident satisfaction.

Education/ Qualifications

- 5 to 7 years of progressive property management experience
- Bachelor's degree in Business, Property Management, or a related field (preferred).
- CAM or CAPS certification (preferred).
- Experience managing budgets, financial reporting, occupancy performance, and staff development.
- Strong understanding of multifamily operations, leasing, marketing, and resident relations.
- Ability to travel up to 25% of the time.
- Valid driver's license and reliable transportation.
