BIM Modeler - Fire Fighting System

Job Summary

The BIM Modeler – Firefighting Systems will develop, maintain, and coordinate Building Information Models for firefighting and life-safety systems. The role involves producing accurate 3D models, detailed drawings, layouts, and installation documentation in accordance with project requirements, approved designs, NFPA/BS standards, and local authority regulations. The position works closely with design, engineering, estimation, procurement, and project teams to support coordinated and efficient project delivery.

Key Responsibilities

1. BIM Modelling & Documentation

- Create and update BIM models for firefighting systems including wet and dry risers, sprinklers, hydrants, hose reels, deluge systems, foam systems, fire pumps, tanks, and associated pipework
- Develop detailed plans, sections, elevations, schematics, isometric drawings, and installation drawings from approved design information
- Model firefighting equipment, valves, fittings, supports, sleeves, and other system components accurately
- Prepare coordinated shop drawings, builders’ work drawings, and as-built documentation
- Maintain model accuracy, naming conventions, drawing standards, and project BIM requirements

2. Coordination & Clash Detection

- Coordinate firefighting models with architectural, structural, mechanical, electrical, plumbing, and other building services models
- Identify, review, and resolve clashes using BIM coordination software
- Participate in coordination meetings and provide technical input on constructability and installation requirements
- Review coordinated models and drawings before submission for design, consultant, or authority approval
- Raise technical queries and coordinate with engineers and project teams to resolve design discrepancies

3. Technical Compliance & Quality Control

- Ensure BIM models and drawings comply with approved specifications, project standards, NFPA, BS codes, and relevant local authority requirements
- Review design drawings, specifications, equipment schedules, and material submittals before modelling
- Check dimensions, pipe sizes, elevations, flow directions, equipment locations, and system layouts for accuracy
- Support the preparation of material take-offs and quantity schedules from coordinated BIM models
- Maintain quality control records and incorporate review comments within agreed project timelines

4. Project Support & Collaboration

- Work closely with design engineers, project managers, site teams, estimators, procurement teams, and subcontractors
- Provide updated drawings and model information to support construction, fabrication, installation, and commissioning activities
- Assist site teams with technical clarification, installation details, and drawing revisions
- Support preparation of operation and maintenance drawings, record drawings, and handover documentation
- Maintain accurate records of model revisions, drawing submissions, approvals, and coordination comments

5. BIM Standards & Continuous Improvement

- Follow project BIM execution plans, information requirements, document control procedures, and common data environment protocols
- Maintain and develop firefighting families, templates, libraries, and modelling standards
- Contribute to BIM coordination reviews, lessons learned, and improvements to modelling workflows
- Keep up to date with BIM technology, firefighting design practices, software updates, and industry standards

Requirements

Education

- Diploma or Bachelor’s degree in Mechanical Engineering, Fire Protection Engineering, Building Services Engineering, or a related discipline preferred

Experience

- 2–6 years’ experience as a BIM Modeler, MEP Modeler, Firefighting Draftsman, or similar role
- Proven experience modelling firefighting, fire protection, sprinkler, or life-safety systems
- Experience working on commercial, residential, industrial, hospitality, or infrastructure projects
- Experience with UAE/GCC projects and familiarity with local authority requirements is preferred
- Experience producing shop drawings, coordinated layouts, installation drawings, and as-built drawings

Technical Competencies

- Proficiency in Autodesk Revit MEP and AutoCAD
- Experience with Navisworks Manage, BIM 360, Autodesk Construction Cloud, or similar coordination platforms
- Knowledge of firefighting systems including sprinklers, wet and dry risers, hydrants, hose reels, deluge, foam, pumps, and tanks
- Understanding of NFPA standards, BS codes, project specifications, and local authority regulations
- Ability to read and interpret firefighting, mechanical, architectural, structural, and coordinated MEP drawings
- Knowledge of clash detection, model coordination, LOD requirements, and BIM deliverables
- Ability to produce accurate drawings, schedules, take-offs, and technical documentation
- Strong attention to detail, organisation, coordination, and problem-solving skills
- Good written and verbal communication skills with the ability to work effectively within multidisciplinary project teams
