Position Summary

The Area Manager is a hybrid role responsible for directly managing one student housing community as the on-site General Manager while also providing operational oversight to another community(s) within the B.HOM Student Living portfolio. This role ensures both properties achieve leasing, financial, and operational performance goals while delivering a high-quality resident experience. The Area Manager will balance hands-on leadership at their primary community with strategic oversight and support at the other community.

Essential Job Functions:

- Lead day-to-day operations of the assigned community, ensuring leasing, financial, and resident experience goals are met.

- Directly manage on-site staff including leasing, operations, and maintenance team members.

- Monitor budget performance, approve invoices, and oversee collections to ensure financial targets are achieved.

- Execute property-specific marketing and leasing plans to drive occupancy and renewals.

- Serve as the primary point of contact for residents, vendors, and ownership.

- Provide operational guidance and support to the on-site General Manager and team.

- Monitor leasing velocity, budget performance, and resident satisfaction, ensuring alignment with company standards.

- Conduct regular site visits to review operations, staffing, and compliance.

- Collaborate with the General Manager to address escalated issues and support resident retention initiatives.

- Ensure consistent application of B.HOM policies, procedures, and resident experience standards across both communities.

- Analyze performance metrics, identify opportunities for improvement, and implement best practices between communities.

- Partner with the Regional Manager and leadership team to execute company-wide initiatives.

- Stand in as General Manager in the event of a vacant GM seat on property.

Minimum Education, Experience, and Skills:

- Bachelors degree preferred; equivalent experience in student housing or multifamily property management considered.

- 3+ years of progressive property management experience, including direct oversight of teams.

- Experience managing or supporting multiple communities strongly preferred.

- Strong financial management skills with experience in budgeting, reporting, and forecasting.

- Demonstrated success in leasing, marketing, and resident retention.

- Excellent leadership, communication, and problem-solving skills.

- Proficiency in property management systems (Entrata) and Microsoft Office Suite.

Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.
