Description

Harmoniq Residential is seeking an experienced, customer-focused Property Manager to oversee operations at The Yards and The Quin, two premier apartment communities located in Milwaukee's vibrant Walker's Point neighborhood. The Property Manager is responsible for the overall success of the communities, including leasing performance, resident satisfaction, team leadership, financial management, property operations, and asset preservation.

The ideal candidate is a relationship-driven leader who is passionate about creating exceptional resident experiences while driving occupancy, retention, and operational excellence.

Key Responsibilities

Property Operations

- Oversee the day-to-day operations of The Yards and The Quin.
- Ensure the communities are maintained to the highest standards of cleanliness, safety, curb appeal, and resident satisfaction.
- Conduct regular property inspections and coordinate corrective actions as needed.
- Ensure compliance with company policies, Fair Housing regulations, and local, state, and federal laws.

Resident Experience

- Deliver exceptional customer service and foster positive resident relationships.
- Address and resolve resident concerns in a professional and timely manner.
- Lead resident retention efforts and renewal strategies.
- Plan and coordinate resident events and community engagement initiatives.

Leasing and Marketing

- Drive leasing activity and occupancy goals.
- Lead and support leasing team members in achieving performance objectives.
- Monitor traffic, conversions, move-ins, move-outs, and renewal metrics.
- Evaluate market conditions, competitor activity, and pricing strategies.
- Support marketing initiatives and reputation management efforts, including online reviews and social media presence.

Financial Management

- Manage property budgets and operating expenses.
- Review monthly financial reports and identify opportunities for revenue growth and expense control.
- Approve invoices, purchase orders, and vendor payments.
- Assist with annual budgeting and forecasting processes.

Team Leadership

- Hire, train, develop, and motivate onsite staff.
- Conduct performance coaching, feedback discussions, and performance evaluations.
- Foster a collaborative, customer-focused, and accountable team culture.
- Partner closely with maintenance personnel to ensure efficient work order completion and preventative maintenance efforts.

Vendor and Asset Management

- Establish and maintain strong vendor and contractor relationships.
- Monitor vendor performance and ensure quality service delivery.
- Coordinate capital improvement projects and community enhancements as assigned.

Requirements

Qualifications

- Minimum of 3 years of multifamily property management experience.
- Previous leadership or supervisory experience required.
- Strong understanding of leasing, resident relations, and property operations.
- Knowledge of Fair Housing laws and industry best practices.
- Experience managing budgets, financial reports, and operating expenses.
- Proficiency with property management software and Microsoft Office applications.
- Valid driver's license and reliable transportation.

Preferred Qualifications

- Experience managing luxury or Class A multifamily communities.
- Professional certifications such as CAM, CAPS, ARM, or CPM.
- Experience with revenue management and occupancy optimization strategies.
- Familiarity with the Milwaukee multifamily housing market.
