Staff Residential Property Assistant Manager

About the Role
We're seeking an experienced Staff Residential Property Assistant Manager to lead the delivery of our SRP service, ensuring exceptional standards across our residential property portfolio. This senior role combines strategic oversight with hands-on management, requiring someone who can drive operational excellence while mentoring and developing team members.
As Assistant Manager, you'll take ownership of the complete SRP operation, managing complex property portfolios, guiding the SRP Assistant team, and serving as a key liaison between senior stakeholders. You'll ensure all properties meet stringent client standards, regulatory requirements, and contractual obligations while driving continuous service improvement.
Key Responsibilities
Strategic Leadership & Team Management Lead and mentor the SRP Assistant team, providing guidance, training, and performance management to ensure consistent service delivery. You'll develop and implement operational strategies that enhance efficiency and service quality while fostering a culture of excellence and continuous improvement. Delegate responsibilities effectively and ensure team members have the tools and support needed to succeed.
Senior Stakeholder Management Serve as the primary escalation point for complex property matters, maintaining strategic relationships with senior client representatives, landlords, managing agencies, and key suppliers. You'll participate in senior-level meetings, present performance reports to client leadership, and negotiate favorable terms with landlords and service providers. Your ability to influence and manage expectations at the executive level will be critical.
Portfolio Oversight & Financial Management Oversee the complete SRP portfolio with full accountability for budgets, financial forecasting, and cost control. You'll oversee budget preparation, CAM reconciliations, variance analysis, and financial reporting while identifying opportunities for cost optimization without compromising service quality. Monitor portfolio performance against KPIs and SLAs, implementing corrective actions where necessary.
Complex Property & Compliance Management Take ownership of the most complex and high-value properties, managing challenging move-in/move-out cycles, lease negotiations, and dispute resolution. Ensure comprehensive compliance with health and safety legislation, ISO processes, and client policies across the entire portfolio. Conduct thorough reviews of leases, diagnostic reports, insurance claims, and all H&S documentation, providing expert interpretation and guidance.
Operational Excellence Drive process improvements and standardization across SRP operations, identifying and implementing best practices. Coordinate major subcontractor works and internal technical projects, ensuring quality standards and contractual deadlines are consistently met. Develop and maintain comprehensive reporting systems that provide clear visibility of portfolio performance, risks, and opportunities.
Risk Management & Quality Assurance Implement and monitor robust safety systems, ensuring full adherence to JLL Safety Standards and regulatory requirements across all properties. Manage complex claims, insurance issues, and risk mitigation strategies. Conduct regular quality audits of properties and team deliverables, addressing non-compliance proactively.
Business Development Support Contribute to client relationship development and retention strategies. Participate in new business presentations and service reviews, demonstrating the value and quality of JLL's SRP offering. Identify opportunities for service expansion within the existing client base.
Essential Qualifications & Experience
Education & Professional Background A bachelor's degree from an accredited institution in Property Management, Real Estate, Facilities Management, or related field is required. Substantial commercial property management experience with demonstrated progression to supervisory or management level is essential. Professional certifications in property or facilities management are highly desirable.
Technical & Financial Expertise Proven experience managing property portfolios with full budget accountability, including financial forecasting, variance analysis, and cost control. Advanced knowledge of lease administration, CAM reconciliations, and property accounting platforms is required. You must demonstrate expert-level understanding of health and safety legislation, building regulations, and compliance frameworks relevant to residential property management.
Leadership & Management Skills Demonstrated ability to lead, develop, and motivate teams to achieve exceptional performance. Experience implementing process improvements and driving operational excellence through others. Proven track record of managing complex stakeholder relationships at senior organizational levels, with the ability to influence and negotiate effectively.
Communication & Interpersonal Excellence Exceptional communication skills with the ability to present complex information clearly to senior executives, client leadership, and diverse stakeholders. You must articulate business cases, present performance data convincingly, and facilitate productive discussions that drive decisions. Your written communication should be polished and professional, suitable for senior-level correspondence and reporting.
Problem-Solving & Decision-Making Advanced analytical and critical thinking abilities with a track record of resolving complex property and operational challenges. You'll need to make sound judgments under pressure, balancing competing priorities while maintaining service quality and client satisfaction. Strategic thinking combined with practical implementation skills is essential.
Organizational Excellence Exceptional organizational and project management capabilities with proven ability to oversee multiple complex workstreams simultaneously. You must demonstrate meticulous attention to detail while maintaining strategic perspective, ensuring nothing falls through the cracks while keeping the team focused on overarching goals.
Personal Attributes High levels of reliability, professional integrity, and discretion are critical given the confidential nature of staff residential arrangements. You should be a proactive self-starter who thrives in dynamic environments, demonstrates resilience under pressure, and maintains composure when managing challenging situations or difficult stakeholders.
Technical Proficiency Advanced proficiency in Microsoft Office suite is required, with particular emphasis on Excel for financial analysis and reporting. Experience with property management systems, CAFM platforms, and business intelligence tools is highly desirable.
Language & Location Requirements
English at C1 level (fluent) and Dutch at B2 level or above are required for this senior position given the extensive stakeholder engagement and documentation requirements.
