What we offer

The Senior Land Development Manager is responsible for leading the planning, construction and delivery of development projects from beginning to end while using Mattamy resources effectively. This role provides day-to-day leadership to Construction and Project Managers and their supporting project teams, manages projects through internal and external consulting teams and contractors, and ensures strong execution across approvals, servicing, construction, assumptions, budgets and schedules. The incumbent will mentor and lead the Land Development team to ensure quality, engagement, accountability and professional growth, while striving to achieve The Best Homeowner Experience in all activities undertaken

What you’ll do

- Lead Project Managers and multi-disciplinary project teams on a day-to-day basis to secure planning approvals, engineering approvals, municipal construction approvals, deliveries and assumptions.
- Oversee tendering, contractor management and contract administration to ensure quality, cost effectiveness, schedule adherence and construction readiness.
- Support and guide Project Managers through the planning and engineering process, including draft plan conditions, civil servicing and grading strategies, landscaping, utilities, permits, construction phasing and assumption requirements.
- Coordinate priorities across assigned planning and construction portfolios, ensuring project risks, budget impacts, schedule pressures and cross-functional dependencies are proactively identified, communicated, analyzed and addressed.
- Review and manage project schedules, budgets, cash flows, cost-to-complete forecasts and other financial reporting, using the project pro forma as a living day-to-day project management and decision-making tool.
- Maintain   and   promote   customer/user   awareness, ensuring   that the   specific needs, desires,   and aspirations of   the   ultimate   customers/users   are considered in decisions.
- Proactively and positively engage with municipal, agency, consulting, contractor and community stakeholders to advance both planning approvals and construction delivery.
- Provide planning, servicing, construction timing, phasing, risk and budget input into acquisition opportunities and internal business planning.
- Support Mattamy’s awareness and engagement in current municipal and development regulatory regimes, escalating policy risks and opportunities to the Vice President, Land Development, and helping the division respond effectively to changing requirements.
- Directly manage Project Managers and provide leadership, coaching and oversight to Associate Project Managers and Project Coordinators, ensuring clear priorities, quality work, accountability, engagement and professional growth across the team.
- Participate in industry organizations and events to remain current on local development, planning, servicing and construction trends and to support Mattamy’s relationships in the market.

What y ou b ring

- Diploma or degree in Engineering, Planning or related field
- 8+ years in residential real estate development and construction, with progression into leadership of complex development projects, entitlement approvals, permits, servicing, construction delivery and assumptions.
- Experience   developing and constructing   residential   projects   in the City   of Ottawa   and   surrounding municipalities,   being   fluent   in   the local   approval   regulatory/policy   framework and associated   municipal processes.
- Established relationships within the   local real estate industry — particularly, consultants and   municipal/community/other   stakeholders — and   an   ability to   build   rapport   with   diverse groups   of people, particularly   during challenging negotiations.
- Financial Management: always managing by the numbers and understanding the projects financial position
- Strategic execution: supporting the development and implementation of divisional land development priorities across both planning and construction portfolios.
- Communication: clear internal reporting on financials, schedules, approvals, construction status and risks; strong integration with Builder; early detection and escalation of issues.
- Relationship skills: consistently balancing the interests of all stakeholders (municipal, political, partners, suppliers, Builder, etc.; upholding the reputation of Mattamy to facilitate smooth processes
- People leadership: proven ability to lead former peers and direct reports, provide practical coaching, set priorities, hold teams accountable and build capability across Project Managers, Associate Project Managers and Project Coordinators.

Compensation

The expected base salary range for this position is $ 97,000 - $147,500. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.

You are also eligible to participate in Mattamy’s annual bonus program which gives you the opportunity to increase your total compensation if business and individual goals are achieved.
