Job Overview
A Property Manager is responsible for overseeing the day-to-day operations of a property, whether it be residential, commercial, or industrial. This role involves the management of tenants, property maintenance, and financial performance. Property Managers ensure that properties are well-maintained, comply with relevant laws and regulations, and meet the expectations of property owners. They often act as a liaison between property owners and tenants, addressing concerns and maintaining communication to foster a positive relationship.
Property Manager Responsibilities & Duties
• Collect rent and ensure timely payments
• Handle tenant inquiries and complaints
• Conduct regular property inspections
• Coordinate property maintenance and repairs
• Market properties and attract new tenants
• Conduct tenant screening and background checks
• Prepare and manage budgets for property operations
• Negotiate and enforce lease agreements
• Maintain records of income, expenses, and leases
• Ensure properties comply with local, state, and federal regulations
• Handle eviction procedures when necessary
• Report to property owners on the status of properties
• Approve expenditures and maintain financial records
• Oversee and manage property staff
• Address emergency situations promptly
Property Manager Qualifications & Skills
• Bachelor’s degree in real estate, business administration, or related field
• Certified Property Manager (CPM) or similar certification
• Proven experience in property management
• Strong negotiation and communication skills
• Proficiency in property management software
• Ability to handle multiple properties simultaneously
• Excellent organizational and time management skills
• Knowledge of local property regulations and laws
• Experience in marketing and tenant acquisition
• Financial management skills
• High school diploma or equivalent
• At least 2 years of experience in property management or related field
• Ability to work weekends and evenings if required
• Strong interpersonal skills
• Proficient in Microsoft Office Suite
• Able to handle stressful situations calmly
• Detail-oriented and highly organized
• Valid driver's license
