Purpose of the Role

BGIS is looking for an experienced Facilities Manager to oversee the operation, maintenance, and compliance of a State-wide portfolio of government properties across Victoria. Reporting to the General Manager, you will work closely with client and BGIS teams to ensure facilities are managed proactively, safely, and in line with asset management, compliance, and customer service standards.

This is a newly established account with plenty happening, so you'll be joining at a time where your ability to bring structure, consistency, and a steady approach will be genuinely valued. There's real scope to shape how things are done and make a meaningful difference to how the portfolio operates.

The ideal candidate will be calm, capable, and solutions-focused, with strong technical knowledge, excellent stakeholder skills, and a genuine interest in using technology and data to improve the way things work.

Key Responsibilities

- Manage day-to-day operations including planned and reactive maintenance, inspections, and site coordination.

- Ensure compliance with statutory maintenance requirements and applicable Victorian legislation.

- Maintain asset registers, condition data, lifecycle plans, and compliance records within BGIS Connect.

- Coordinate major maintenance, minor works, and capital projects alongside Asset Management teams.

- Identify asset risks, failures, and upgrade opportunities proactively.

- Support essential safety measures, emergency systems, and building compliance requirements.

- Act as a key point of contact for building occupants, stakeholders, and service providers.

- Coordinate contractor inductions, permits, access, and safety documentation, and monitor vendor performance.

- Use digital tools and data insights to manage work orders, inform asset decisions, and optimise maintenance strategies.

- Support budgeting, forecasting, accruals, cost tracking, and performance reporting.

- Recommend operational improvements, innovation opportunities, and sustainability initiatives.

Education, Experience & Skills

Essential:

- Qualifications in Facilities Management, Engineering, Building Services, a trade discipline, or a related field.

- Experience managing property portfolios with asset lifecycle and capital planning knowledge.

- Strong understanding of statutory maintenance, essential safety measures, and Victorian regulatory frameworks.

- Experience managing contractors, coordinating site works, and delivering maintenance programs.

- High proficiency using digital systems, FM technologies, and data-driven insights.

- Warm and effective stakeholder engagement and customer service skills.

- Strong reporting, planning, and communication skills.

- Comfortable adapting to change and bringing consistency to a busy environment.

Desirable:

- Experience managing government, civic, or public sector facilities.

- Experience supporting newly established or mobilising contracts.

- Exposure to automation, workflow improvement, or digital transformation initiatives.

- Experience with sustainability and continuous improvement programs.

- Familiarity with asset management frameworks and capital works delivery.
