Head of Asset Investment Planning

About the role

We have an exciting opportunity for a Head of Investment Planning to join the Guinness Team. This is a permanent, full-time position (35 hours per week) based in either our London or Oldham office. We offer a hybrid working arrangement, combining office and remote working.

The purpose of the role is to lead and manage the team to deliver accurate stock condition and property performance information and intelligently design a comprehensive planned investment programme, ensuring component failures, property improvements and retrofit works are proactively identified and sequenced to minimise disruption and improve outcomes for residents.

What we are looking for

We are looking for someone who can lead and manage dispersed, field-based teams while driving asset management excellence through data-led decision making. You will bring strong knowledge of housing legislation and regulations, including DHS, HHSRS and MEES, alongside significant experience of strategic asset investment planning, stock condition surveying and property performance management. With a proven track record of managing complex budgets and maintaining commercial control, you will be an excellent communicator who can influence a wide range of stakeholders, embrace emerging technologies, and consistently demonstrate the Guinness Behaviours and Leadership and Management Standards.

You will be able to demonstrate these essential skills:

- Ability to lead and manage dispersed and field-based teams.
- Experience of using Asset Management systems and proven track record of data analysis to drive improvements in value for money, systems, processes and customer satisfaction.
- Strong knowledge of current and relevant legislation and regulations, such as DHS, HHSRS, and MEES.
- Significant experience of setting strategic asset investment programmes, stock condition surveying or property performance in a housing, property or built environment setting.
- Experience of managing large complex budgets, which affect multiple departments / projects and maintaining commercial control under various commercial models and contracts.
- Excellent oral and written communication skills and ability to influence internal and external customers, colleagues and stakeholders.
- Good knowledge of Microsoft Office and emerging technologies.
- Demonstrates the Guinness Behaviours, Leadership and Management Standard.

Desirable skills:

- Understands the context of social housing.
- A sound understanding of procurement best practice and legislation.
- Experience of developing property-level investment plans or asset strategies across a diverse housing portfolio.

Essential qualifications

- Educated to Level 6 (degree or equivalent) in a property, construction, asset management, or related discipline.
- Member of or working towards a relevant property or construction professional body i.e. RICS, CIOB, CIH, or similar.

Desirable qualifications

- Postgraduate qualification or specialist training in asset management, commercial construction management or similar.
- Relevant leadership or management qualification/training.

The advertised salary includes a £6,000 London Job Supplement. This allowance applies only to roles based from our Euston Road office.
