The Area Sales Lead supports leasing performance across a portfolio of properties within a designated region. This onsite position combines touring responsibilities with strategic sales support functions and is designed to help high-performing sales associates build the skills and experience needed to be considered for future Sales Manager opportunities. The Area Sales Lead partners closely with the Sales Manager to ensure alignment between site-level execution and broader sales strategies, while fostering a high-performance sales culture and instilling the company’s mission, values, and leadership traits in all associates. The recommended cluster size to support the Area Sales Lead position is 2,000 units or greater, and/or clusters with geographic considerations. Responsibilities:
- Touring Responsibilities Participate in the touring rotation at assigned properties to directly support leasing and occupancy goals.
- Assist during high-traffic periods, staffing gaps, or at high-priority assets.
- Model best-in-class sales techniques during in-person guided, virtual guided, and self-guided tours.
- Serve as “go-to” resource for overcoming leasing objections and closing leases in real-time.
- Support follow-up and pipeline nurturing to drive conversion by following up with previously toured traffic to capture additional leases.
- Insider expert on surrounding area, job market, local businesses, community activities, and community demographic lifestyle preferences. Conducts bi-annual competitor shopping and stays up to date on future competition.
- Sales Performance Leadership Monitor leasing performance and conversion metrics across assigned properties.
- Provide input to the Sales Manager and Regional Leadership on action plans aimed at improving traffic conversion, tour effectiveness, and customer sentiment.
- Conduct audits of guided and self-guided tour experience and side-by-side tour observations to assess and elevate performance.
- Partner with Sales Manager and RSM to identify and ensure the appropriate number of homes are available on Tour24, units are staged, and directions and scripts are updated, and that units are rotated as needed.
- Assist Sales Manager in reviewing long standing vacants and executing the Long Standing Vacant Playbook.
- Engage in virtual staging of long standing vacants, challenging floor plans, and high value units.
- Partner with Operations to ensure resident engagement action items (e.g. resident events) are executed on a regular basis.
- Collaborate with Sales Manager and Operations Leadership to create action plans for ORA score improvement.
- Assess and make recommendations on People, Product, Promotion, and Price, including but not limited to: Associate performance concerns.
- Quality of make readies and community appearance.
- Traffic generation needs potentially requiring additional market support.
- Pricing recommendations such as amenity adjustments.
- Make site coverage recommendations to ensure high-priority sites are supported.
- Coaching and Development Lead onboarding of new Area Leasing Consultants.
- Actively participate in group sales trainings and individualized coaching sessions.
- Provide peer-to-peer guidance, serving as a mentor and culture ambassador to support internal talent development.
- Partner with Sales Manager to complete portions of Sales Recovery Plan Checklist, including shadowing tours, reviewing Funnel pipeline and prospect communication, and evaluating associate performance using the CES resource.
- Sales Administration and Enablement Assist Sales Managers with administrative and operational tasks that impact sales performance.
- Responsible for entering agent schedules received from Sales Manager into Funnel centralized calendar.
- Send bulk messages to drive traffic and conversion.
- Support implementation of new sales processes, tools, or technology rollouts at the site level.
- Assist Sales Manager in reinforcing performance goals and ensuring alignment with incentive tracking.
- Assist Sales Manager in updating LRO. **Note, REBA sites do not enter comp data ***
- Assist Sales Manager in updating EliseAI Knowledge.
- Assist Sales Manager in auditing property websites, ensuring unique selling points are highlighted, unit level amenities are accurate, and photography and other media are current.
- Review and understand BI dashboards, including but not limited to Sales Manager dashboard, ALC dashboard, RLC dashboard, Incentive dashboards, and Operations dashboards, and create action items to improve property and agent performance.
- Share regular updates with Regional sales leadership, highlighting insights, risks, and progress toward goals.
- Maintain regular communication with Centralized Sales Team, ensuring Regional Leasing Consultants are informed of community and area updates such as renovations, area construction, and new competitors.
- Responsible for ensuring assigned communities meet company expectations for posting on social media via ResPage, including Google My Business.
- Partner with Sales Manager to review Prospect and Move-In Kingsley Surveys weekly to identify areas of opportunity and create action plans to ensure optimum customer experience results.
- Partners with Operations and Sales team members to ensure Realync videos are recorded promptly upon completion of make-readies, and ensures that videos are active for all available ready units on windsorcommunities.com.
Role Expectations:
- Ability to demonstrate proficiency in Microsoft 365 product suite, CRM, Canva, Power BI, Property Management Software, and LRO.
- Weekend work hours required as needed to achieve sales targets and ensure proper sales staffing is available.
- Performs all duties and responsibilities incumbent upon a Leasing Consultant and Area Leasing Specialist as needed. (Refer to Leasing Consultant and Area Leasing Specialist Job Description.)
- Performs other responsibilities as directed.
Compensation: Our company considers a range of factors including education and experience when determining base compensation.
Hourly : Starting at $30.42 - $38.03 per hour, depending on years of experience, tenure, and location. Annual Starting Comp : $63,273 - $79,102. Benefits:
