Operating Engineer- JLL

What this job involves:

As an Operating Engineer at JLL, you'll play a vital role in supporting the operation, inspection, and maintenance of mechanical building equipment and systems at a multi-building critical portfolio in the Raleigh/Apex Metro area. This position puts you at the center of maintaining mission-critical infrastructure, where you'll be responsible for the continuous operation of all building systems including fire/life safety, HVAC, electrical systems, UPS, generators, cooling systems, and emergency backup power. What your day-to-day will look like:

• Maintain, monitor, and perform preventive maintenance on all building systems including fire/life safety, HVAC (crac, crah), plumbing, controls, and hot water systems to ensure continuous operation

• Operate and maintain electrical systems including emergency backup systems such as lighting, UPS, ATS, STS, PDU, generators, primary switchgear, power distribution, and transformers

• Monitor, adjust, and maintain refrigeration and air conditioning equipment, air compressors, ventilating systems, pumps, valves, piping, and filters while recording readings and making necessary adjustments

• Analyze the operation of various systems, determine the cause of problems or malfunctions, and take corrective action to maintain optimal performance

• Manage work orders using CMMS, coordinate with vendors, and respond to customer-facing tickets while maintaining clear communication with stakeholders

• Learn and understand the data center site to effectively manage incidents and events that put critical systems at risk, following emergency escalation procedures

• Maintain a clean and safe workplace by complying with departmental policies for safe storage, usage, and disposal of hazardous materials

Required qualifications:

• High School diploma or GED equivalent

• Minimum 2 years of hands-on experience operating and maintaining critical infrastructure, equipment, and systems

• At least 1 year of experience with UPS, emergency generators, switchgears, and chiller plants equipment

• Valid state driver's license and ability to pass background, drug/alcohol, and MVR screening

• EPA 608/Universal certification

• Experience using Computerized Maintenance Management System (CMMS) and Building Management System (BMS)

• Proficient skills in Microsoft Office Suite including Teams, Excel, PowerPoint, Word, OneNote, and Outlook

• Physical ability to lift a minimum of 50 lbs, climb ladders up to 30 ft with a 300 lb weight limit, walk large campus-like settings, navigate rooftops, and perform frequent walking, climbing, bending, kneeling, stooping, and working from heights

Preferred qualifications:

• Trade school education, union training, military service, or college education

• Previous military background including Army Prime Power, Navy ET/Nuke, Air Force HVAC/Power Pro/Electrician, or related trade schooling

• NFPA70E training certification

• Experience using Computerized Maintenance Management System (CMMS) and Building Management System (BMS)

• Proficient skills in Microsoft Office Suite including Teams, Excel, PowerPoint, Word, OneNote, and Outlook

Schedule: M-F 7:00AM-3:30PM

Location: Apex, NC
