POSITION SUMMARY

The Assistant Construction Manager is responsible for the on-time and on-budget execution of assigned commercial and residential tenant improvement and/or capital projects. The Assistant Construction Manager is responsible for complying with the operational policies and procedures established by JBG SMITH.

WHAT YOU'LL DO

- Manage the selection process of the design professionals. Develop the design scope of work for vendors to utilize in RFP. Evaluate written qualifications, presentation materials and design fees and prepare a recommendation for the selection of the design team. Obtain approval of the recommendation from the Landlord and Tenant.

- Review the activities and responsibilities of the design team in order to assist the design team in maintaining schedules, controlling costs, assuring quality, minimizing disruption, and monitoring compliance with the various lease and program requirements.

- Manage the solicitation and selection process of the general contractor and other vendors for the project. Evaluate written and presentation materials. Work with the Architect to prepare the request for bids, review and analyze contract bids and prepare a recommendation for the selection of the general contractor and other associated vendors. Obtain an approval of the recommendation from the appropriate JBG SMITH DOA, 3rd party Onwers and/or Tenant. Upon selection of the contractor, assist in negotiating Owner-Contractor agreements and fees.

- Provide administrative, management and related tasks as required to coordinate the work of the entire team (designers, general contractor, etc.). The Assistant Construction Manager will concentrate his or her efforts on the coordination of the General Contractor, subcontractors and all other consultants contracted to perform services on the project in order to complete the project in accordance with the project team’s objectives (including but not limited to cost, time and quality).

- Manage the development of a Master Project Schedule with inputs from the Design team, the General Contractor and other associated vendors including but not limited to FF&E, IT and AV time periods. Cause all vendors, specifically the General Contractor to update the schedule monthly to show current conditions and revisions required due to actual progress. Monitor the vendor activities of the Design Team, General Contractor, Subcontractors. Activities to processing of shop drawings, RFIs, project data and samples, and delivery of products requiring long lead-time procurement from all vendors.

- Monitor the progress of the project with respect to cost, schedule and quality and advise the Manger, Landlord and Tenant of impending concerns. Prepare contingency plans for corrective action(s) and implement such plans for corrective action as required.

- Manage costs related to project budget to include final overview of invoices processed for payment as well as pending payments, analyze budgeted vs. actual costs and completely and accurately report variances to Manager.

- Keep Landlord and Tenant advised on an on-going basis of all significant project developments, including conditions and circumstances that may cause delay in the project schedule; additional design or construction costs or that otherwise may be inconsistent with the project requirements.

- Manage the preparation and completion of the punch list for the project. The punch list should be a collaborative effort by the Tenant, Tenant Construction Coordinator, Landlord’s Building Management, Architect and General Contractor.

- Prepare, submit and collect all excess costs and charges due from Tenant. Prepare, submit and collect all Landlord Supervision Fees as may be applicable to the project.

- Monitor, manage and perform activities to comply with Lease obligations for Landlord and Tenant activities.

- At the conclusion of the project, manage the close-out of the agreement between the Landlord and Contractor. Ensure that all Close Out documents are received in a timely manner and are complete and accurate in nature.

- Other duties/projects as assigned/needed.

WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)

Education/Experience:

Bachelor's degree in Real Estate, Architecture, Engineering, Finance, or Construction Management and 3-4 years of commercial tenant coordination, capital improvements and construction management experience.Prefer experience with: Interior tenant improvements for private, government and retail tenants.

Technical Experience: Advanced computer skills including strong working knowledge of Microsoft Word and Excel and intermediate experience in Microsoft Project.

Other Skills/Requirements:

- Experience interacting with Leasing agents, Property and Portfolio Managers during the Pre-Leasing phase of a project to provide initial budgets and schedules.

- 1-3 years prior experience as a general contractor preferred.

- Experience in the management of the design consultants preparing the Program of Requirements, space plans and tenant construction documents.

- Experience in the selection of the Tenant Improvement General Contractor/Construction Manager and negotiation of the Construction Agreement.

- Experience in the management of a general contractor providing tenant-fit-out which includes: assuring improvements are as specified in the lease, approving GC invoices, and project close-out.

- Ability to understand and prepare detailed schedules, budgets, and lease exhibits.

- Ability to effectively and simultaneously manage and complete projects appropriately and in a timely manner.

The salary range for this position is $110,000 to $117,500 annually. In addition to base salary, a generous discretionary bonus will be offered. It is uncommon for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on a variety of factors.
