Sr Construction Project Manager - Phoenix, AZ

What You'll Be Doing

- Manage assigned capital improvement and renovation projects from initial assessment and scope development through bidding, construction, punch, warranty, and closeout.

- Visit project sites to review progress, verify completed work, and help ensure projects are meeting established plans and expectations.

- Develop project scopes, coordinate competitive bidding, review proposals, and assist with contractor selection and negotiations.

- Monitor project budgets, schedules, invoices, change orders, forecasts, and overall project performance.

- Partner with contractors, vendors, engineers, consultants, property teams, Asset Directors, inspectors, and other stakeholders throughout the project lifecycle.

- Help identify project needs, potential challenges, and opportunities to keep work moving efficiently.

- Coordinate solutions when project conditions or priorities change.

- Support insurance restoration and other specialty projects as needed.

- Provide clear and timely updates regarding project status, budgets, schedules, upcoming milestones, and areas requiring attention.

- Support annual and long-term capital planning through site observations, preliminary scopes, budgeting, and project forecasting.

- Assist with property inspections, complex maintenance needs, preventive-maintenance initiatives, and vendor coordination when needed.

- Share knowledge and provide informal guidance and mentorship to team members and project partners.

- Contribute to process improvements, project standards, checklists, training resources, and best practices.

- Utilize project management, Microsoft 365, reporting, collaboration, and AI-enabled tools to stay organized and work efficiently.

- Look for opportunities to improve processes, solve recurring challenges, and create more efficient ways of working.

- Travel to properties and project sites as business needs require, including occasional overnight travel.

- Demonstrate and support Bryten's core values while following company policies and procedures.

Who You Are

- Experience managing multifamily renovations, capital improvement projects, or similar construction projects. Multifamily experience is strongly preferred.

- Experience managing projects from planning and scope development through completion.

- Knowledge of construction methods, building systems, project sequencing, quality standards, and safety practices.

- Experience with budgets, bids, contracts, schedules, change orders, invoices, punch lists, warranties, and project closeout.

- Experience working with contractors, engineers, consultants, inspectors, municipalities, and operational teams.

- Strong communication skills and the ability to build positive working relationships with a variety of stakeholders.

- Excellent organization, follow-through, documentation, and attention to detail.

- Strong computer skills and the ability to learn new technology and systems quickly.

- Experience with Microsoft 365 and project management or reporting platforms.

- A resourceful and solutions-focused mindset with a willingness to learn and improve processes.

- A collaborative, hands-on approach and the ability to comfortably balance big-picture project management with day-to-day details.

- The ability and willingness to travel based on business needs, including day trips and occasional overnight travel.

- A valid driver's license, current automobile insurance, and reliable transportation.
