Senior Facilities Manager - JLL

What this job involves: JLL is seeking a seasoned, strategic, and people-first Senior Facilities Manager to lead our Integrated Facility Management (IFM) operations at the Genentech Philadelphia campus. As a key partner to a premier pharmaceutical client, you will oversee a complex, highly regulated GMP R&D facility. This role is not just about keeping the lights on; it is about championing a culture of excellence, developing a high-performing team, and delivering JLL’s innovative solutions to drive operational performance and strengthen client relationships.

What your day-to-day will look like:

- Operational & Team Leadership: Direct day-to-day IFM operations, manage self-directed maintenance teams, and supervise site vendors and contractors to ensure service continuity across the campus.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- Landlord Liaison & Operational Coordination: Serve as the primary operational interface with the Landlord (Brandywine) for base building systems (HVAC, fire life safety, hot water), loading dock scheduling, tenant fit-outs, and shared infrastructure maintenance.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- Hard Services & Infrastructure Oversight: Oversee operation, preventative/corrective maintenance, and troubleshooting for HVAC systems, steam/heating boilers, emergency power systems (diesel generators and UPS >5kVA), compressed air/vacuum systems, and chemical/gas distribution.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- EHS & Regulatory Compliance: Enforce adherence to EHS laws, site safety policies, industrial hygiene requirements, air quality permits, refrigerant management (Roche K6/EPA 40 CFR 82), SPCC plans, and monthly site inspections.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- cGxP Quality & Governance: Maintain full compliance with cGxP quality standards, Good Documentation Practices (GDP), SOPs, and the site Quality Agreement.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- Maintenance Planning & CMMS Management: Oversee 24/7 Call Center routing, manage work orders in SAP/CMMS, execute weekly maintenance schedules, coordinate major/minor facility shutdowns, and track parts/warranty administration.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- Janitorial & Soft Services Management: Direct day porter services to APPA Level 1 cleaning standards, lab/scientific space cleaning protocols, Integrated Pest Management (IPM), and confidential waste/shredding programs.1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)
- Emergency Response & Life Safety: Participate in 24/7/365 emergency response availability, lead facility incident mitigations, support first responders, and maintain life safety equipment (AEDs, eyewash/safety showers, fire extinguishers).1 (https://docs.google.com/document/d/1WRdJ77_st14ro765XxIwCdEZEAC_IC1f/edit)

Required Qualifications :

- Experience: 10+ years of progressive facilities management experience, with a minimum of 5 years in a senior leadership or managerial capacity overseeing multi-functional teams and integrated facilities operations.
- Industry Background: Prior experience working within Life Sciences, Biotech, or Pharmaceutical environments.
- Regulatory & cGxP Knowledge: Deep understanding of cGxP quality standards, Good Documentation Practices (GDP), FDA/EMA regulations, and compliance frameworks.
- EHS & Safety Management: Strong familiarity with EHS compliance (OSHA, EPA, DEP regulations), industrial hygiene, hazardous waste management, and safety protocols in a regulated facility.
- Technical Fluency: Comprehensive knowledge of critical building infrastructure, including pharmaceutical-grade HVAC systems, steam and heating hot water generation, emergency power systems (generators and UPS >5kVA), compressed air/vacuum systems, and chemical/gas distribution.
- Financial & Operational Acumen: Proven experience managing operating budgets (OpEx/CapEx), driving continuous improvement, and overseeing asset lifecycles.
- Client & Vendor Management: Exceptional stakeholder relationship management with a track record of coordinating with landlords (e.g., Brandywine) and managing third-party contractors and vendors (e.g., ISNetWorld qualification standards).

Preferred Qualifications:

- Education: Bachelor’s degree in Mechanical, Electrical, or Industrial Engineering (or an equivalent technical degree/related field).
- Certifications: Professional certification such as the IFMA Certified Facility Manager (CFM) or Facility Management Professional (FMP).
- Methodologies: Experience with reliability-centered maintenance (RCM), Lean, or Six Sigma methodologies.
