REGIONAL PROPERTY MANAGER – LEAD THE PEOPLE. DRIVE THE PORTFOLIO.

As a Regional Property Manager at Two Coast Living, you'll lead a portfolio of multifamily communities and the teams behind them. You'll partner closely with Property Managers, Asset Management, and corporate leadership to drive financial and operational performance while ensuring our communities deliver an exceptional resident experience.
This isn't a desk job. You'll be present at your properties, developing your teams, understanding your markets, and making sure strategy translates into execution.
What You'll Be Doing:
- Lead the Portfolio – Oversee the operational and financial performance of multiple multifamily communities, ensuring each property is positioned to achieve its goals.
- Develop Great Leaders – Coach, mentor, and hold Property Managers accountable while building strong, high-performing teams throughout your region.
- Turn Strategy into Action – Partner with Asset Management and corporate leadership to translate asset objectives into clear property-level priorities and ensure consistent execution.
- Stay Close to the Properties – Spend meaningful time on-site inspecting communities, reviewing operations, meeting with teams, identifying challenges, and ensuring standards are consistently met.
- Build Winning Teams – Partner with Talent Acquisition and property leadership to identify staffing needs, recruit strong talent, address performance concerns, and build teams capable of delivering results.
- Know Your Markets – Stay ahead of competitors, pricing, traffic, occupancy, and market trends across your region to help properties make informed operational and leasing decisions.
- Raise the Standard – Identify performance gaps, establish action plans, and follow through until results improve. You're not afraid of difficult conversations or challenging properties.
- Protect the Assets – Ensure properties maintain strong physical standards, address maintenance priorities, manage capital initiatives, and remain compliant with company policies and applicable regulations.
- Connect the Dots – Serve as the bridge between on-site teams, Asset Management, and corporate departments, ensuring challenges are escalated appropriately and communication never becomes a roadblock to execution.

What We're Looking For:
- Seasoned Multifamily Leader – You bring 10+ years of multifamily property management experience , including significant experience leading teams and overseeing property operations.
- Leader of Leaders – You've successfully managed Property Managers and know how to coach strong performers, develop emerging leaders, and address underperformance when necessary.
- Proven Portfolio Performer – You can demonstrate measurable success improving occupancy, collections, NOI, expense management, resident retention, staffing, or overall property performance.
- Financially Sophisticated – You're comfortable with budgets, forecasts, variance analysis, rent rolls, revenue management, collections, and the financial drivers behind multifamily performance.
- Operationally Strong – You understand leasing, maintenance, resident relations, staffing, compliance, and property operations well enough to recognize problems quickly and know what questions to ask.
- Strategic & Hands-On – You can discuss portfolio strategy with senior leadership in the morning and walk a property with a manager that afternoon. You're comfortable doing both.
- Talent Builder – You know that strong properties start with strong people and take an active role in recruiting, developing, retaining, and holding your teams accountable.
- Confident Communicator – Whether you're coaching a Property Manager, presenting results to Asset Management, addressing a resident escalation, or partnering with corporate leadership, you communicate clearly and professionally.
- Tech-Comfortable – You're confident using property management platforms such as Entrata , Microsoft Excel, reporting tools, and technology to understand performance and drive better decisions.
- Ready to Be Present – You're comfortable traveling regularly throughout your portfolio and adjusting your schedule when the needs of your properties require it.

*The Company provides at least 40 hours of Paid Sick Leave per year in states with no state mandate.

Qualifications
Required Skills and Abilities
- Excellent verbal and written communication skills with the ability to write and speak clearly and free of typos or grammatical mistakes
- Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, and maintains confidentiality
- Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
- Ability to function well in a fast-paced, high-volume environment
- Proficient with Microsoft Office Suite or related software
Education and Experience
- A bachelor’s degree and a minimum of 5 years of experience as a residential property manager are preferred, or a minimum of 10 years of experience is required, preferably overseeing multiple locations.
- CPM designation or candidacy preferred; experience with property rehabilitation a plus
- Strong operational orientation with proven success in meeting Net Operating Income (NOI) goals
Physical Requirements
- Expected work hours: This position is not limited to weekday hours and may require working evenings, Saturdays and Sundays as the need may arise
- Travel: Frequent and regular business trips with overnight stays are required to various business locations and properties (traveling approximately 70% of the time); may need to drive a personal vehicle for business
