Senior Utilities Maintenance Technician

What this job involves:
Lead, oversee, and monitor the operation, maintenance, and technical performance of clean and plant utility systems, including clean steam, water for injection (WFI), clean compressed air, as well as refrigeration systems, boilers, chillers, cooling towers, and emergency generators. Independently analyze the operation of these systems, diagnose complex problems or malfunctions, and implement corrective actions. Exercise expert judgment in system adjustments to ensure optimal reliability and compliance with applicable standards. Serve as a technical resource for the Utilities Maintenance team, oversee complex repairs, and mentor junior technicians as needed. Required to work day and/or night shifts (based on what shift they are assigned or hired onto) and manage escalation of critical issues.

Day-to-day responsibilities:

- Lead monitoring, operation, and advanced maintenance of clean utility systems (clean steam, WFI, clean compressed air), as well as refrigeration, boilers, chillers, cooling towers, emergency generators, and related pumps, valves, piping, and filtration equipment. Accurately record equipment readings and document system performance; report significant issues and recommend solutions to the Chief Engineer or Supervisor.
- Develop, plan, and execute preventive maintenance strategies for all base building and critical clean and plant system equipment; ensure minimal operational disruption, maintain high standards of work site cleanliness, and complete comprehensive documentation on all maintenance activities.
- Direct major repairs and maintenance projects for utility and critical systems; provide technical guidance, coordinate resources, and assist mechanics and operators with troubleshooting and resolution of complex system issues.
- Maintain detailed logs, repair documentation, and close work orders in a timely manner; review and approve junior staff documentation as needed; ensure accurate and timely communication within the maintenance team and with leadership.
- Identify, select, and operate specialized tools and equipment relevant to mechanical, electrical, and utility systems; ensure proper maintenance and calibration of diagnostic instruments.
- Complete and review job-related permits and perform advanced Job Hazard Analysis for complex or non-routine tasks; ensure compliance with permitting and safety standards across all work performed.
- Lead by example in use of personal protective equipment (PPE), including but not limited to rain gear, chemical protective clothing, respirators, safety harnesses, sand blast hoods, flame retardant coveralls, flash suits, hard hats, ear protection, and safety glasses.
- Evaluate and order critical materials and supplies; monitor inventory levels and make recommendations to optimize stock management.
- Safely perform work at heights and in confined spaces; instruct and supervise team members on elevated work standards and the use of lifts and scaffolds.
- Enforce best practices and compliance for the safe storage, use, and disposal of hazardous materials.
- Maintain compliance with all State, County, and City ordinances, codes, and laws; provide technical input during inspections or audits.
- Lead documentation of work performance and procurement activities; ensure accuracy and completeness of reports provided to management.
- Perform all other senior-level technical or supervisory duties as assigned.

Preferred Experience and Technical Skills:

- Minimum five years related experience in utilities systems maintenance, including demonstrated expertise with clean utility systems (clean steam, WFI, clean compressed air), chillers, boilers, cooling towers, refrigeration systems, emergency generators, and building controls.
- Trade school diploma or technical certification in HVAC/R, mechanical, or electrical disciplines strongly preferred.
- Advanced knowledge and experience with plumbing systems and repairs.
- Proficiency in electrical system diagnostics and repairs.
- Experience with building automation systems and control integration; ability to optimize system performance.
- Advanced troubleshooting aptitude for complex mechanical, clean utility, refrigeration, and electrical systems.
- Proficient with diagnostic tools and equipment, including ability to interpret results and provide solutions.
- Comprehensive knowledge of OSHA standards and local codes; experience training others on compliance.
- Proven ability to independently perform and oversee job functions with minimal supervision.
- Excellent communication skills, including the ability to generate clear oral and written technical reports for internal and external clients.
- Strong conflict resolution, leadership, and interpersonal skills; able to mentor and train junior staff.

Required Skills and Experience:

- High school diploma or state equivalent; relevant technical certifications highly desirable.
- Valid driver’s license.
- Fluent in English, with strong written and verbal skills.
- Advanced proficiency with computer systems and programs, including Microsoft Office, Outlook, and computerized maintenance management systems (CMMS).
- Physically able to lift 50 lbs, bend, reach, climb ladders, work at heights, and operate required tools and motor vehicles.
- Able to safely work in confined spaces (closets, crawl spaces, attics, vaults, etc.), in all weather conditions.
- Subject to 24-hour availability and on-call rotation for incident response and escalation.
- Exceptional customer service orientation and history of effective client interaction.
- Team player with demonstrated ability to lead, supervise, and collaborate effectively within a diverse maintenance and engineering environment.
- All other senior duties as assigned.
