JOB SUMMARY:
The CRE/Structured Lending Document Manager is responsible for leading a specialized team of Commercial Real Estate (CRE) and Structured Lending Document Officers and Document Services Specialists supporting the Bank's Commercial Real Estate and Complex Lending lines of business. The position oversees documentation preparation, closing coordination, policy compliance, and risk management activities for highly complex lending transactions including Commercial Real Estate, Syndications, Participations, Municipality/Tax-Exempt Bond Financings, SBA 504 loans, Construction Lending, Commercial Lines of Credit, and other structured lending products.
This role serves as the primary documentation subject matter expert for complex transactions, partnering closely with Relationship Managers, Credit, Underwriting, Legal Counsel, Loan Administration, and external attorneys to ensure accurate and timely loan closings. The CRE/Structured Lending Document Manager is responsible for establishing service standards, developing staff expertise, driving process improvements, and ensuring compliance with Bank policies, regulatory requirements, and industry best practices.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Leadership & Management
- Lead, coach, develop, and manage a team of CRE Document Officers and Document Services Specialists.
- Establish team goals, service standards, productivity expectations, and quality metrics.
- Manage staffing, performance evaluations, employee development, succession planning, and compensation recommendations.
- Build and maintain a specialized training program focused on complex lending and commercial real estate documentation.
- Foster a culture of accountability, collaboration, customer service, and operational excellence.
- Coordinate resource allocation and workload balancing to support lending production demands.
Complex Lending Oversight
- Serve as departmental subject matter expert for:
- Syndicated credit facilities
- Loan participations (lead and participant bank transactions)
- Municipality and tax-exempt bond financing
- SBA 504 and SBA-related lending
- Commercial real estate acquisitions and refinances
- Construction lending
- Structured finance transactions
- Attorney-prepared transactions
- Review and approve documentation structures for complex lending relationships.
- Provide guidance regarding legal documentation requirements, policy interpretation, and exception management.
- Partner with internal and external counsel on sophisticated transactions.
- Ensure compliance with participation agreements, syndication structures, servicing agreements, and bond documentation requirements.
Operational Excellence
- Oversee preparation, review, and closing of complex commercial loan documentation.
- Ensure documentation accurately reflects approved credit structures and conditions.
- Coordinate with Credit, Underwriting, Relationship Managers, Loan Administration, and Legal throughout the loan lifecycle.
- Develop and maintain procedures, job aids, and documentation standards.
- Implement process improvements to increase efficiency while reducing operational risk.
- Monitor service level agreements and manage departmental reporting.
- Embrace new technology and stay updated on industry changes to foster innovation and idea generation.
- Prepare for overnight travel and/or deployment for up to 4 weeks in case of a Business Continuity event.
- Adhere to Seacoast Banks Code of Conduct.
Risk & Compliance
- Ensure compliance with regulatory requirements, Bank policies, and loan approval authorities.
- Oversee quality control reviews and documentation exception management.
- Coordinate responses to internal audit, external audit, compliance reviews, and regulatory examinations.
- Maintain business continuity and recovery plans for the department.
- Ensure adherence to AML/BSA, operational risk, control, security, and compliance requirements.
EDUCATION AND/OR EXPERIENCE:
- Bachelors degree in Finance, Business, Accounting, Legal Studies, or related field preferred.
- 10+ years of commercial loan documentation with a $20+ billion regional banking organization.
- 7+years experience managing Loan Documentation team supporting Middle Market and CRE Banking
- Advanced experience supporting Commercial Real Estate lending.
- Significant experience with syndicated loans, participations, municipality/tax-exempt bond financings, SBA 504 lending, and other complex structured lending transactions.
- Strong understanding of commercial loan documentation, collateral perfection, and regulatory requirements.
- Experience working with attorney-prepared loan documents and negotiating documentation requirements
- LaserPro experience preferred.
- Exceptional communication, leadership, and relationship management skills.
- Ability to operate effectively in a fast-paced, deadline-driven environment.
