About the role
We're looking for an experienced Mechanical Building Services Engineer to join our Facilities Management team at a dedicated client site in Norton Folgate, London.
This is a static, site-based position offering the opportunity to work across a range of mechanical building services, including HVAC plant, pumps, air handling units and fan coil units.
You'll play an important role in keeping the building's systems running safely, efficiently and reliably, delivering both planned preventative maintenance (PPM) and reactive repairs.
Working as part of an established site-based team, you'll also have regular contact with the client, specialist subcontractors and the wider facilities team.
What you'll be doing
Your day-to-day responsibilities will include:
- Carrying out planned preventative maintenance (PPM) and reactive maintenance across mechanical building services and associated plant.
- Maintaining, servicing and fault-finding on HVAC equipment, AHUs, FCUs, pumps and associated mechanical systems .
- Monitoring and supporting the operation of the Building Management System (BMS).
- Supporting the monitoring and operation of fire alarm systems where appropriate.
- Carrying out water treatment activities in accordance with ACOP L8 requirements.
- Investigating technical faults and completing repairs within agreed service levels.
- Identifying and reporting hazards, defects and outstanding maintenance requirements.
- Supporting specialist subcontractors and supervising their activities when required.
- Maintaining safe, tidy and well-organised plant rooms and engineering areas.
- Working closely with the client and landlord team to maintain positive working relationships.
- Responding professionally to urgent maintenance issues within a demanding building environment.
- Ensuring all work is completed safely and in accordance with relevant procedures.
What we're looking for
We're looking for someone with practical experience maintaining mechanical building services within a commercial building or Facilities Management environment .
You'll need:
- Relevant mechanical engineering qualifications .
- A good understanding of mechanical building services and associated plant.
- Experience carrying out planned and reactive maintenance.
- Knowledge of HVAC systems, including AHUs, FCUs and pumps.
- ACOP L8 awareness and an understanding of water hygiene requirements.
- The ability to investigate faults and resolve mechanical maintenance issues.
- A professional, customer-focused approach.
- Good communication skills and confidence working directly with clients.
- The ability to work independently and as part of a site-based engineering team.
- A proactive approach to health, safety and compliance.
Experience working with BMS, specialist subcontractors and critical building systems would also be beneficial.
Working hours & callout
The role operates across two shifts:
- Early shift: 7:00am–4:00pm
- Late shift: 10:00am–7:00pm
You'll also participate in a 1-in-4 out-of-hours callout rota , with additional work paid at the agreed overtime rate.
The position includes a minimum of one contracted Saturday per month , supporting subcontractor supervision and out-of-hours planned maintenance activities.
Your working environment
This is a static engineering role based at one dedicated client site in Norton Folgate, rather than a mobile position travelling between different locations.
You'll work alongside the on-site team, helping maintain the building's mechanical systems and supporting the delivery of a reliable, professional maintenance service.
