JOB SUMMARY:
As a Mortgage Processor, you'll play a vital role in guiding residential loans from application to closing while helping customers throughout The Villages achieve their homeownership goals. Working closely with borrowers, Loan Officers, underwriters, and third-party partners, you'll ensure every loan file is accurate, complete, and moving forward efficiently. ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Process residential mortgage loan files from submission through clear to close, including conventional, government (FHA/VA), and specialty products as applicable.
- Review loan applications and supporting documentation for completeness, accuracy, and consistency.
- Order, obtain, and review third party documentation including credit reports, AUS findings, verifications, appraisals, title, and insurance.
- Analyze income, assets, credit, and liabilities to ensure documentation supports Automated Underwriting System (DU/LP) findings and program guidelines.
- Prepare and submit complete, well documented loan files to underwriting for initial and final approval.
- Track, obtain, and clear all underwriting conditions in a timely manner.
- Maintain ongoing communication with borrowers, Loan Officers, underwriters, real estate agents, closing agents, and service providers regarding loan status, outstanding items, and next steps.
- Respond promptly and accurately to inquiries, always ensuring clarity and professionalism.
- Serve as an advocate for the borrower experience while maintaining adherence to policy and regulatory standards.
- Meet regularly with assigned Loan Officers to review pipeline status, priorities, and deadlines.
- Review loan approval notifications to confirm accuracy of closing conditions and requirements.
- Coordinate with closing agents to obtain and review title commitments, closing protection letters, final inspections, insurance documents, and other closing requirements.
- Ensure all conditions are satisfied and documented prior to issuing Clear to Close.
- Update and maintain detailed, accurate notes and milestones in the Loan Origination System (LOS).
- Notify appropriate stakeholders when files are cleared and ready for closing.
- Ensure loan files comply with federal and state regulations, investor requirements, and internal policies, including Fair Housing Act, ECOA, and applicable disclosure requirements.
- Monitor and support timely issuance of redisclosures when changes occur.
- Adhere to BSA/AML requirements, including Customer Identification Program (CIP) and due diligence standards.
- Assist with audit preparation, respond to audit findings, and support corrective actions as needed.
- Maintain organized electronic loan files using established document naming and indexing standards.
- Complete required training and continuing education to stay current on products, guidelines, systems, and regulations.
- Perform additional duties as assigned by management.
- Adheres to Seacoast Banks Code of Conduct.
EDUCATION and/or EXPERIENCE:
- High School diploma or equivalent required.
- 2–4-year college degree preferred.
- Two years experience in administrative, government loan processing preferred.
- Minimum of one years experience in conventional loan processing preferred.
- Demonstrate excellent communication (written and verbal) and interpersonal skills.
- Able to work independently and exercise a high degree of initiative.
- PC Proficiency in Desktop, Laptop, Tablet, and Smartphone devices as well as Microsoft Office Suite software.
