We are currently looking for a Senior Manager, BIM/VDC to join our team!

Purpose of the Role

The Sr. Manager of BIM/VDC is a senior leadership role responsible for defining, owning, and continuously advancing the company's BIM and VDC standards across all data center development projects. This individual serves as the internal authority on model authoring standards, multi-discipline coordination, clash detection workflows, and model-based documentation, ensuring that every facility we develop is fully coordinated, constructible, and accurately documented from design through turnover.

This role partners closely with architecture, structural, mechanical, electrical, and controls engineering, construction management, and general contractors to drive coordinated BIM/VDC workflows from design development through construction and turnover. The Sr. Manager of BIM/VDC sets the frameworks, specifications, and modeling standards that govern how our portfolio is designed and coordinated.

Key Responsibilities

BIM/VDC Leadership & Standards

- Develop and own the company's BIM standards, BIM Execution Plan (BEP) templates, Level of Development (LOD) matrices, and modeling specifications governing all disciplines across new data center development.

- Establish and enforce model authoring standards across architectural, structural, mechanical, electrical, and controls disciplines, including naming conventions, model federation protocols, and file structure standards.

- Define standards for clash detection and coordination workflows using Navisworks and Autodesk Construction Cloud (ACC)/BIM 360, including coordination meeting cadence and issue-tracking protocols.

- Drive continuous improvement of model-based quantity takeoff, 4D scheduling, and model-based estimating to improve cost and schedule certainty.

- Lead evaluation, selection, and standardization of BIM/VDC software platforms across the portfolio to maximize interoperability, reduce license complexity, and improve consultant/vendor leverage.

Project Execution

- Provide BIM/VDC leadership and technical review across all project phases, from schematic design through design development, construction documents, construction, and turnover.

- Review and approve BIM Execution Plans and federated models from external engineers of record (EORs), general contractors, and trade subcontractors, ensuring compliance with company standards and LOD requirements.

- Oversee the development of federated models, clash detection reports, and coordination logs as living design documents throughout the project lifecycle.

- Lead BIM-driven value engineering, using model data to evaluate constructability, prefabrication opportunities, and schedule impacts across each project.

- Support RFP development, bid evaluation, and selection of BIM/VDC consultants and trade coordination partners; review subcontractor BIM capabilities and proposed coordination workflows.

- Oversee construction-phase BIM administration including RFI tracking tied to model elements, as-built model updates, and coordination with the commissioning team for turnover documentation.

Team & Stakeholder Management

- Build, mentor, and lead an internal BIM/VDC team as the company's development pipeline grows.

- Manage relationships with external engineers of record, general contractors, trade subcontractors, and BIM/VDC consultants across the portfolio.

- Collaborate with electrical, mechanical, and controls engineering to ensure MEP systems are modeled to the fidelity required for coordination and prefabrication.

- Partner with commissioning and facilities/operations teams to ensure models transition into accurate as-built documentation and, where applicable, digital twin and DCIM platforms.

- Present BIM/VDC strategy, coordination outcomes, and technology investment recommendations to executive leadership and, where applicable, to customers and investors.

Innovation & Technology Roadmap

- Evaluate and develop the company's strategy for digital twin integration, leveraging as-built models to support facility operations, DCIM, and predictive maintenance.

- Develop roadmap for reality capture technologies and AI-assisted clash detection.

- Monitor evolving BIM standards (ISO 19650, NBIMS-US) and industry technology across key development markets; update company standards accordingly.

- Participate in relevant industry organizations (buildingSMART, AGC BIM Forum, 7x24 Exchange) and contribute to thought leadership.

Requirements

Experience & Background

- 8+ years of progressive BIM/VDC experience.

- Demonstrated experience leading BIM/VDC coordination on hyperscale, colocation, or other large-scale mission-critical construction projects.

- Experience as a technical owner or discipline lead for BIM/VDC, not just a modeler or contributor, on large capital projects.

- Prior experience managing or mentoring BIM staff and external consultants or trade coordination teams.

Technical Knowledge

- Deep knowledge of BIM authoring and coordination platforms: Revit, Navisworks, Autodesk Construction Cloud (ACC)/BIM 360, and Civil 3D.

- Proficiency in clash detection, model federation, and multi-discipline coordination workflows.

- Strong knowledge of LOD frameworks, BIM Execution Planning (BEP), and ISO 19650 information management principles.

- Experience with 4D scheduling and model-based quantity takeoff and estimating tools.

- Familiarity with reality capture technologies, including LiDAR scanning, photogrammetry, and drone survey, and scan-to-BIM workflows.

- Familiarity with DCIM and digital twin platforms, and the handoff of as-built models into facility operations.

Leadership & Competencies

- Ability to translate complex BIM/VDC concepts for non-technical audiences including executives and investors.

- Strong organizational skills with the ability to manage multiple projects and competing priorities simultaneously.

- Excellent written and verbal communication; experience authoring design standards and technical specifications.

- Collaborative mindset with experience working cross-functionally in fast-paced development environments.

Educational Requirements

- Bachelor's in Architecture, Engineering, Construction Management, or a related field.

- Autodesk certifications (Revit, Navisworks) strongly preferred.

- Professional certifications (buildingSMART, Certified Construction Industry Technologist, PMP, or similar) are a significant asset.

Work Arrangement

- Location: Remote

- Travel: Occasional travel to other Keel sites or vendor/partner locations as required.

In addition to the stated base salary range, this role receives an end of year cash bonus and participates in our yearly equity grant.
