Main responsibilities:

The Senior Real Estate Financial Valuation Analyst is a highly analytical, results-oriented professional responsible for executing financial valuation, investment analysis, and decision support for the company’s retail grocery real estate portfolio. Reporting to the Sr. Manager, Real Estate Financial Valuation, this role acts as the Sr. Manager’s day-to-day partner, coordinating priorities, advancing critical analyses, maintaining valuation standards, and delivering accurate, high-quality work on time.

The role works closely with Real Estate, Finance, Capital Planning, Operations, Market Research, Accounting, Legal, Data Science, Technology, and other business partners. The Senior Analyst translates complex real estate economics, store performance, market dynamics, and risk into clear, supportable insights and recommendations for investment and portfolio decisions.

- Act as the Sr. Manager’s day-to-day analytical partner, helping manage workflow, coordinate deliverables, resolve issues, and maintain momentum across valuation priorities.
- Execute rigorous and consistent financial analyses that improve the quality, speed, transparency, and comparability of real estate investment decisions.
- Provide independent analytical challenge, identify key value drivers and risks, and convert findings into concise recommendations for business leaders and committees.
- Maintain disciplined valuation models, assumptions, controls, documentation, and post-investment feedback loops.
- Advance process improvement through standardized data, scalable models, automation, advanced analytics, and responsible use of AI-enabled tools.
- Support the development of analysts and strengthen team capability through technical guidance, model review, and knowledge sharing.
- Investment Valuation and Decision Support Perform end-to-end financial valuation for real estate and store investments, including new stores, relocations, remodels, expansions, acquisitions, lease renewals, option exercises, restructurings, dispositions, sale-leasebacks, surplus property strategies, and other store initiatives.
- Build and maintain discounted cash flow, net present value, internal rate of return, payback, residual value, lease-versus-own, and other decision models appropriate to each investment type.
- Develop scenario, sensitivity, break-even, and risk analyses that identify the assumptions and business drivers most likely to change an investment outcome.
- Integrate store-level P&L performance, sales and margin expectations, capital requirements, occupancy costs, lease economics, market conditions, cannibalization, competitive impacts, and portfolio considerations into analyses.
- Assess incomplete or conflicting information, validate source data, document assumptions, and escalate material gaps or risks to the Sr. Manager.
- Form a clear, supportable point of view and communicate risks, tradeoffs, alternatives, and value-creation opportunities in decision-ready language.

- Valuation Standards, Governance, and Quality Control Apply enterprise valuation methodologies, economic assumptions, model architecture, documentation requirements, review thresholds, and approval controls consistently across assignments.
- Maintain standardized models, assumption libraries, review checklists, version control, and audit-ready support so analyses are reproducible and transparent.
- Perform detailed quality reviews of financial models and committee materials, testing calculations, validating inputs, challenging unsupported assumptions, and confirming consistency with company standards.
- Partner with the Sr. Manager to identify and remediate data-quality issues, control gaps, inconsistent practices, and process risks that could affect investment recommendations or portfolio reporting.
- Coordinate with Accounting, Finance, and Legal on valuation inputs, lease accounting considerations, financial reporting requirements, and transaction structures as directed.

- Portfolio Strategy and Performance Analysis Analyze the store and real estate portfolio to identify underperforming assets, expiring commitments, value-at-risk, redevelopment potential, and opportunities to reposition, renegotiate, relocate, consolidate, or divest.
- Combine valuation results with market, customer, competitive, operational, and portfolio insights in partnership with Real Estate Analytics, Market Research, Operations, and Finance.
- Develop portfolio-level comparisons and prioritization views that evaluate investments consistently within capital and resource constraints.
- Execute post-investment reviews that compare actual performance with approved underwriting, identify drivers of variance, and improve future assumptions and decisions.
- Monitor key performance indicators and emerging risks across approved investments, flagging material changes in expected value or payback.

- Executive Communication and Committee Support Prepare executive-ready valuation summaries, investment memoranda, committee materials, dashboards, and presentations that clearly state the recommendation, economics, risks, alternatives, and decision required.
- Support the Sr. Manager in preparing for capital committees, real estate governance forums, and senior leadership discussions, including analysis validation, issue resolution, and follow-up tracking.
- Present analyses and recommendations when appropriate, respond credibly to questions, and adjust the level of detail for financial and non-financial audiences.
- Partner with business owners to ensure proposals are complete, assumptions are supported, alternatives are evaluated, and required deliverables are accurate and timely.

- Day-to-Day Partnership and Workflow Leadership Serve as the primary day-to-day partner to the Sr. Manager, maintaining visibility to active assignments, due dates, dependencies, risks, and stakeholder needs.
- Help translate leadership priorities into structured workplans, coordinate inputs across business partners, and drive analyses from initial request through final recommendation.
- Independently manage assigned workstreams, resolve routine issues, and escalate decisions requiring leadership judgment with a clear summary of options and implications.
- Provide technical guidance and review support to analysts, share repeatable methods and tools, and help maintain consistent team standards.
- Represent the valuation team in cross-functional working sessions as delegated and ensure decisions, assumptions, and follow-up actions are documented.

- Process Transformation, Data, and Technology Standardize and automate recurring models, workflows, reporting, and quality checks to improve efficiency, consistency, scalability, and cycle time.
- Partner with Data Engineering, Data Science, Technology, and analytics teams to strengthen data used in underwriting, portfolio analysis, forecasting, and post-audits.
- Develop decision-ready reporting and dashboards using Excel, Power BI, SQL, and related analytical tools.
- Use AI tools responsibly to accelerate research, model development, documentation, quality assurance, scenario generation, and insight delivery while maintaining human review and confidentiality.
- Document methodologies, assumptions, data lineage, controls, and operating procedures to support transparency, knowledge transfer, and business continuity.

We are looking for candidates who possess the following:

- Bachelor’s degree in Finance, Accounting, Real Estate, Economics, Business, or a related quantitative field. MBA, CFA, ASA, MAI, or another relevant advanced credential is preferred.
- 5 or more years of progressive experience in real estate valuation, investment analysis, corporate finance, capital planning, transaction advisory, or a related field.
- Demonstrated experience developing complex financial models and translating results into investment recommendations.
- Experience supporting retail, grocery, multi-site, or large portfolio real estate decisions is strongly preferred.
- Experience preparing materials for senior leadership, investment committees, or other executive decision-making forums is preferred.
- Experience leading analytical workstreams, coordinating cross-functional deliverables, or providing technical guidance to other analysts is preferred.
- Required Skills and Capabilities Advanced financial modeling and valuation expertise, including DCF, NPV, IRR, payback, scenario analysis, sensitivity analysis, and lease-versus-own evaluation.
- Strong understanding of retail real estate economics, store-level financial performance, lease structures, capital investment, portfolio strategy, and transaction processes.
- Ability to evaluate complex and incomplete information, identify key value drivers, challenge assumptions constructively, and form a clear, supportable recommendation.
- Advanced Excel proficiency and experience building controlled, scalable financial models. Working proficiency in Power BI and SQL is strongly preferred.
- Demonstrated ability to use AI tools, automation, and advanced analytics to improve modeling, accelerate workflows, strengthen documentation and quality review, and produce decision-ready insights.
- Working knowledge of Python, R, workflow automation, GIS, or comparable analytical tools, including the ability to use AI tools to develop, test, troubleshoot, and document analytical solutions.
- Strong written and verbal communication skills, with the ability to simplify complex analyses without losing financial rigor.
- Excellent organization, project management, prioritization, and cross-functional partnership skills.
- High attention to detail and a disciplined approach to data validation, model review, documentation, and quality control.
- Ability to operate with substantial independence, manage multiple high-priority deadlines, and serve as a dependable day-to-day partner to the Sr. Manager.
- High standards for ethics, confidentiality, objective analysis, and compliance with company policies and controls.
- Travel Requirements: Limited travel may be required based on business needs.
