What You’ll Do (Job Duties)
- Oversee all facets of the daily operations of the building, ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies
- Monitor and maintain optimum performance of all building systems to include mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC and water circulation system
- Coordinate and interact with external contractors and vendors
- Plan and implement a preventative maintenance program
- Collaborate with General Manager on modifications and improvement to building systems, including control software
Personnel:
- Supervise and direct the activities of maintenance personnel, including the development of protocols for measuring staff performance, and participation in staff reviews
- Prepare and report on staff activities including maintaining a record of work order completion
Vendor Supervision & Proposals:
- Oversee the day to day operations and activities of contracted housekeeping personnel, including work directives and problem resolution
- Oversee the schedule and performance of all landscaping, pool maintenance and all other onsite contracted services such elevator maintenance, HVAC, fire/life safety, etc.
- Prepare reports on vendor performance & status for Management and Board
Emergency Response:
- Maintain preparedness for emergency responses to floods, fires, power outages, earthquakes, and other disasters
- Respond promptly to project emergencies
Teamwork & Customer Service:
- Be a team player and contribute to the creation of an enjoyable, productive, and safe work environment
- Assist team members with tasks not strictly related to this job description
- Maintain customer service standards as set by the Hospitality Department and General Manager
- Display high morale, integrity, loyalty, and professionalism at all times
- Be available for overtime in special circumstances to complete projects or meet deadlines
Who You Are (Skills/Experience)
- Minimum of 3 years of onsite high rise or mid-rise building engineer experience preferably in property management, hospitality or commercial property management
- High School Diploma or GED Equivalent
- Familiar with the Uniform Commercial Building Code
- HOA experience is a plus
- Hands on electrical, plumbing, HVAC, and painting experience
- Fire system management experience
- Strong verbal and written communication
- Team player attitude
- Must be available by cell phone 24/7 for emergencies
- Must be able to pass a background and drug screen
Certifications/Licenses:
- HVAC Certification
- EPA/608 License
- Fire Pump Certificate preferred
- Fire Life Safety Director Certificate preferred
- Valid California Driver's License and Auto Insurance
