Plumbing Project Manager – Commercial Construction

San Mateo, CA

Salary: $120,000–$150,000 base

Local Projects / No Regular Overnight Travel

We’re partnering with a well-established Bay Area plumbing and mechanical contractor to add an experienced  Plumbing Project Manager  to its San Mateo team.

This is a true, end-to-end Project Manager position, not a facilities, design, BIM, or coordination-only role. We’re looking for someone who has actually owned commercial plumbing/mechanical construction projects and is comfortable being accountable for the financial, operational, and client-facing sides of the job.

What You’ll Do

- Own commercial plumbing/mechanical projects from award through closeout

- Manage approximately 2–3 projects simultaneously, depending on size and complexity

- Oversee projects ranging from approximately $100K to $30M

- Manage roughly $10M–$13M in annual project revenue

- Own project budgets, schedules, documentation, change orders and overall execution

- Coordinate closely with field superintendents, GCs, clients and internal teams

- Prepare and manage change-order estimates, escalating larger estimates when needed

- Conduct local job-site visits as necessary

- Stay ahead of project issues and take full accountability for project performance

What We’re Looking For

- 5+ years of true Project Management experience within plumbing, mechanical construction or a closely related MEP environment

- Strong commercial construction background

- Experience owning projects beyond field supervision, facilities management, design or coordination

- Solid understanding of project financials, scheduling, change orders and field execution

- Comfortable working directly with field leadership, GCs and clients

- Tech-savvy and able to quickly learn new construction/project-management platforms

- Experience with Bluebeam and similar construction PM software is a plus

- Bachelor's degree preferred, but strong candidates who worked their way up through the industry are encouraged

- Large-GC candidates may also be considered with substantial hands-on mechanical/MEP coordination and project ownership experience
