The Superintendent is responsible for overseeing the day-to-day field operations of construction and renovation projects for affordable and market-rate housing, mixed-use facilities, commercial facilities, and corporate offices. The Superintendent serves as the on-site representative of Fello Communities, ensuring projects are completed safely, on schedule, within budget, and in accordance with approved plans and specifications. This position coordinates and supervises general contractors, subcontractors, vendors, and consultants, conducts regular site inspections to monitor progress, workmanship, and safety compliance, and proactively identifies and resolves project risks, delays, and deficiencies. The Superintendent also implements site safety programs, maintains detailed field documentation, supports project closeout and turnover, and provides support during emergency response situations affecting construction projects, facilities, or communities.

Qualifications

The ideal candidate brings five or more years of experience in residential, commercial, or mixed-use construction, including at least three years in a supervisory field leadership role. Experience serving as a Superintendent, Assistant Superintendent, Foreman, General Contractor, or in a similar construction management position is preferred. They bring demonstrated experience managing subcontractors, construction schedules, and field operations, along with thorough knowledge of construction methods, building systems, safety regulations, and quality control practices. They remain flexible, calm under pressure, and adaptive to change, with strong oral, written, and interpersonal communication skills and the ability to manage positive communication in difficult situations. They are proficient in Microsoft Word, Excel, Outlook, Procore, and construction management software.

This position requires a high school diploma or GED and five or more years of experience in residential, commercial, or mixed-use construction, with at least three years in a supervisory field leadership role. A valid Maryland driver's license with no egregious violations is required, and the ability to drive is a requirement of the position.

This position is full-time, based in Linthicum or Easton, with a typical work schedule Monday through Friday during Fello Communities business hours, along with occasional night and weekend hours based on project needs. This role requires significant travel throughout the Greater Chesapeake Region and is not generally eligible for routine telework due to field responsibilities. This position must respond to construction-related emergencies during off hours and is designated essential during weather emergencies.
