Property Director – Luxury Multifamily Community | Tallahassee, FL

We are seeking a highly motivated, experienced Property Director to lead the operations of a premier luxury apartment community located in the heart of downtown Tallahassee at Cascades Park.  The luxury community, Millstream at Cascades, has 162 apartment homes, mixed use retail and a substantial parking garage. 
This is a unique opportunity to take the lead at a Class AA community while joining a growing organization with an expanding presence in the Tallahassee market. We are looking for a hands-on leader who understands that exceptional property management is about more than maintaining occupancy, it’s about developing a strong team, creating an outstanding resident experience, protecting the asset, and consistently driving operational and financial performance.
The ideal candidate is a confident, proactive leader who takes ownership, understands the luxury multifamily market, and knows how to balance leasing, resident relations, team development, financial performance, and the day-to-day demands of operating a premier community.
What You’ll Do
•  Lead all aspects of daily property operations while maintaining the highest standards of service, appearance, and performance. 
•  Recruit, coach, mentor, and develop a high-performing onsite team while creating a positive, accountable workplace culture. 
•  Develop and execute leasing and marketing strategies to maximize traffic, occupancy, and revenue. 
•  Monitor leasing activity, market conditions, competitive properties, renewals, and resident retention to proactively identify opportunities. 
•  Deliver an exceptional resident experience from initial tour through move-out, with a strong focus on service and retention. 
•  Oversee the property’s financial performance, including budgeting, forecasting, collections, delinquency, expense management, revenue growth, and variance analysis. 
•  Review operational and financial reports and key performance indicators to identify trends, address challenges, and drive results. 
•  Partner closely with the maintenance team to ensure service requests, preventative maintenance, inspections, vendor work, and capital projects are completed timely and to luxury standards. 
•  Maintain exceptional curb appeal, amenities, common areas, models, and overall property presentation. 
•  Build strong relationships with residents, vendors, community partners, and local businesses. 
•  Ensure compliance with Fair Housing requirements, company policies, lease requirements, and all applicable federal, state, and local regulations. 
•  Work collaboratively with regional and executive leadership to achieve property and company goals.

What We’re Looking For
• Previous multifamily property management experience is required, with demonstrated success in a Property Manager/Property Director or comparable leadership role. 
•  Luxury, Class A/Class AA, lease-up, or high-end multifamily experience strongly preferred. 
•  Proven ability to drive occupancy, leasing performance, resident retention, and revenue. 
•  Strong understanding of property financials, budgeting, collections, expense management, and reporting. 
•  A track record of successfully leading, developing, and holding onsite teams accountable. 
•  Strong organizational and problem-solving skills with the ability to manage multiple priorities in a fast-paced environment. 
•  Excellent written and verbal communication skills. 
•  A proactive mindset with the ability to identify issues and opportunities before they impact property performance. 
•  Strong commitment to customer service and creating an exceptional resident experience. 
•  Experience with ResMan or similar property management software preferred.
