Summary:

As a Covenant Data Specialist on Chatham’s Investment Management team, you will help ensure institutional real estate investors have accurate and consistent covenant information to understand financing obligations, anticipate important requirements, and proactively manage risk across complex debt portfolios. You will review commercial real estate loan agreements and related financing documents to identify and interpret financial, reporting, performance, and other loan covenants, translating complex and varied legal language into Chatham’s established standardized covenant data structure. You will also serve as a key quality-control resource, reviewing covenant data, identifying inconsistencies, and helping the team maintain established data-quality standards.

In this role you will:

- Review commercial real estate loan agreements, amendments, guaranties, promissory notes, and other financing documents to identify relevant financial, reporting, performance, and other covenants.
- Interpret covenant provisions, related definitions, calculation requirements, thresholds, testing periods, cure provisions, exceptions, and other terms necessary to understand the full requirement.
- Translate varied legal language into Chatham’s established standardized covenant data structure and consistently apply defined data conventions across different loans and document structures.
- Distinguish substantive covenant requirements from supporting language and recognize when provisions are unusual, ambiguous, or require additional interpretation.
- Perform detailed quality-control reviews of covenant data prepared by others, comparing captured information with underlying loan documentation for accuracy and completeness.
- Identify errors, inconsistencies, and departures from established data standards and provide clear, actionable feedback.
- Recognize recurring data-quality issues and identify opportunities to improve procedures, training, standards, and quality controls.
- Partner with teammates across data, implementation, and advisory functions to resolve questions involving loan terms and covenant interpretation.
- Share subject-matter knowledge and help reinforce consistent covenant interpretation and data-quality practices across the team.

- Improve the accuracy and consistency of covenant data by applying established standards and conducting thorough quality-control reviews.
- Partner across Chatham’s data, implementation, and advisory teams to resolve complex or ambiguous questions involving loan terms and covenant interpretation.
- Develop expertise in commercial loan documentation and covenant structures, enabling you to identify when interconnected provisions require additional analysis or judgment.
- Strengthen the team’s data-quality practices by identifying patterns in errors and contributing to improvements in processes, standards, training, and controls.
- Become a trusted covenant data and quality resource by consistently producing high-quality work, sharing subject-matter expertise, and supporting consistent interpretation across the team.

Contributors to your success:

- Experience reading and interpreting commercial loan documents or other complex legal or financial agreements.
- Working knowledge of commercial lending concepts and loan covenants.
- Strong attention to detail and a demonstrated commitment to data accuracy and completeness.
- Strong analytical and problem-solving skills, including the ability to evaluate information in context and exercise sound judgment when information is unclear, unusual, or does not align with established standards.
- Ability to interpret varied document language and translate it into a consistent, standardized format.
- Ability to independently identify discrepancies and determine when unusual or ambiguous provisions require additional review.
- Strong written and verbal communication skills, including the ability to provide clear and constructive feedback.
- Strong organizational skills and the ability to maintain accuracy while working across a high volume of detailed information.
- Experience with commercial real estate lending, debt management, loan servicing, covenant monitoring, underwriting, or a related field is preferred.
- Experience performing quality-control, quality-assurance, or peer-review responsibilities is preferred.
- Familiarity with financial covenants such as debt service coverage ratio, debt yield, loan-to-value, liquidity, net worth, and other borrower- or property-level requirements is preferred.
- Experience working with structured financial data or established data standards is preferred.
- Experience identifying requirements across loan agreements, amendments, guaranties, and other interconnected financing documents is preferred.

For Colorado based candidates, the compensation range for the position is expected to be between $100,000 and $115,000 annually. Total compensation, including base pay, discretionary individual bonus and company bonus, may be higher than the range listed depending on applicant's skills, qualifications, and experience. Benefits include health insurance, life and disability insurance, 401K, EAP, paid holidays, and paid time off.
