Summary

The Facilities Technician II keeps the manufacturing facility safe, clean, functional, and ready for daily production. This hands-on role performs building and grounds maintenance, supports facility systems and emergency response, coordinates service providers, and helps maintain compliance with company safety, environmental, housekeeping, and operational standards.

Duties and Responsibilities

• Inspect buildings, grounds, utilities, common areas, docks, parking areas, fencing, lighting, drainage, exterior structures, and production-support areas; identify hazards and initiate or escalate corrective action.

• Perform preventive and corrective maintenance on doors, locks, walls, ceilings, floors, plumbing fixtures, basic electrical components, lighting, air lines, ventilation, building systems, and other facility equipment within the assigned skill level.

• Support the operation and maintenance of facility systems, including HVAC, chillers, air handlers, exhaust, compressed air, building automation, environmental controls, emergency power, fire protection, and life-safety systems.

• Maintain a clean, orderly, and safe facility by supporting housekeeping, waste removal, recycling, spill response, pest control, seasonal grounds care, snow or ice response where applicable, and clear access to exits and emergency equipment.

• Operate hand tools, power tools, ladders, lifts, carts, material-handling equipment, and other maintenance equipment safely and in accordance with training and manufacturer requirements.

• Complete routine inspections, work orders, maintenance logs, checklists, service records, and other documentation accurately and on time; communicate status, parts needs, unresolved risks, and recommended follow-up to management.

• Coordinate and monitor contractors and service providers for repairs, landscaping, janitorial services, waste hauling, pest control, fire protection, HVAC, security, and other facility services; verify work is completed safely and to expectations.

• Respond promptly to facility emergencies, including leaks, power or lighting issues, blocked access, spills, weather-related hazards, alarms, utility interruptions, and other conditions that may affect safety or operations.

• Support facility readiness for audits, customer visits, emergency drills, production events, planned shutdowns, inspections, and operational changes.

• Assist with moves, workstation or office changes, material handling, storage organization, signage, labeling, furniture placement, and other projects that support efficient facility operations.

• Follow lockout/tagout, personal protective equipment, hazard communication, confined-space, fall-protection, electrical-safety, contractor-safety, and other applicable procedures; stop work and escalate unsafe conditions.

• Maintain professional relationships with employees, contractors, vendors, and visitors while protecting confidential information and representing the company responsibly.

• Support facility improvement efforts by identifying recurring issues, maintenance needs, utility or energy-saving opportunities, and ways to improve reliability, safety, cleanliness, and cost control.

• Perform other facility, building, grounds, maintenance, emergency-response, and operational-support duties as assigned.

Qualifications & Requirements

• GED, high school diploma, or equivalent building, grounds, facilities, or maintenance experience required.

• Two or more years of experience in building maintenance, facilities, industrial maintenance, grounds maintenance, or a related environment preferred.

• Working knowledge of general building systems, basic plumbing, basic electrical work, carpentry, painting, mechanical repairs, grounds care, and safe use of maintenance tools.

• Ability to read basic instructions, safety data sheets, equipment manuals, work orders, and facility documentation.

• Ability to prioritize multiple requests, work independently, communicate clearly, and coordinate effectively with supervisors, employees, contractors, and vendors.

• Valid driver’s license and acceptable driving record when driving is required for the position.

• Forklift, aerial lift, electrical safety, HVAC, boiler, compressed-air, or related trade training is a plus.

• Manufacturing, warehouse, distribution, or other industrial facility experience is preferred.

• Ability to lift or move materials within the requirements of the role and perform the essential job duties; reasonable accommodations may be made where appropriate.

Scope & Accountability

The Facilities Technician II is responsible for helping keep the facility safe, clean, functional, and ready for daily operations. The employee is expected to recognize facility risks, complete work within assigned training and authorization, communicate unresolved issues promptly, and coordinate qualified outside resources when work exceeds internal capabilities or requires specialized expertise.

Working Conditions

This position regularly works in and around an active manufacturing facility and may be exposed to moving equipment, noise, dust, temperature variation, outdoor conditions, cleaning chemicals, elevated work areas, uneven surfaces, electrical equipment, and other industrial conditions. The employee must be able to stand, walk, bend, kneel, climb, reach, use hand and power tools, and lift or move materials within the requirements of the role. Occasional overtime, emergency response, on-call support, or travel between company sites or vendors may be required. Appropriate personal protective equipment is required.
