ABOUT CAPSTONE ROOFING
Capstone Roofing is a growing roofing company serving Northern California with a strong reputation for quality workmanship, customer service, and long-term relationships.
As we continue to expand our commercial roofing business, we are looking for an experienced Commercial Roofing Estimator to join our team in Santa Rosa, California.
Commercial roofing estimating experience is required for this position. We are looking for someone who already understands commercial roofing systems, estimating, takeoffs, scopes of work, project costs, and margins and can step into the role with a strong foundation of industry knowledge.

COMPENSATION & VEHICLE ALLOWANCE
• $80,000 base salary
• 2% commission on gross profit for company-generated leads
• 3% commission on gross profit for self-generated leads
• Commission applies to projects sold within approved target margins
• $500 monthly car allowance
• Company fuel card provided
• Uncapped commission opportunity

ABOUT THE ROLE
The Commercial Roofing Estimator will be responsible for evaluating commercial roofing opportunities from initial inspection and scope development through estimating, proposal presentation, sales, and project handoff.
This position requires someone with proven commercial roofing estimating experience who can accurately evaluate project requirements, develop competitive estimates while protecting company margins, and communicate professionally with property owners, general contractors, property managers, and other commercial customers.
We are looking for more than someone who can simply enter numbers into estimating software. The right person will understand commercial roofing systems, labor and material requirements, project complexity, profitability, and how to turn opportunities into profitable commercial roofing projects.

WHAT YOU'LL DO
Commercial Roofing Estimating
• Review commercial roofing opportunities, plans, specifications, and project requirements
• Conduct commercial roof inspections and site visits
• Evaluate existing roofing systems and identify repair, restoration, or replacement needs
• Perform accurate measurements and material takeoffs
• Develop detailed and accurate scopes of work
• Estimate labor, materials, equipment, subcontractor, and other project costs
• Prepare accurate and competitive commercial roofing estimates
• Ensure estimates meet established company margin requirements
• Identify potential project risks, exclusions, and special requirements
• Prepare and present professional commercial roofing proposals
• Maintain accurate estimating documentation, photos, notes, and project information
Sales & Business Development
• Manage and follow up on company-generated commercial roofing leads
• Build relationships with commercial property owners, property managers, general contractors, and other potential customers
• Develop self-generated commercial roofing opportunities
• Conduct professional customer consultations and explain recommended roofing solutions
• Present proposals, answer questions, and address customer concerns
• Follow up consistently on outstanding proposals and opportunities
• Negotiate projects while maintaining approved pricing and target margins
• Help expand Capstone Roofing's commercial customer base throughout Northern California
Project Handoff & Collaboration
• Provide complete and accurate project information to Production and Operations after a project is sold
• Communicate project scope, materials, specifications, timelines, and special requirements
• Work closely with Production, Operations, and leadership to ensure estimates accurately reflect project requirements
• Assist with questions or scope clarification during the transition from estimating to production
• Maintain accurate information within company CRM and estimating systems

REQUIRED QUALIFICATIONS
• Commercial roofing estimating experience is REQUIRED
• Strong knowledge of commercial roofing systems, materials, and installation practices
• Proven experience developing commercial roofing scopes of work, takeoffs, estimates, and proposals
• Ability to inspect commercial roofing systems and identify potential problems
• Strong understanding of labor, material, equipment, and overall project costs
• Strong understanding of gross profit, margins, and job profitability
• Ability to read plans, specifications, drawings, and other construction documents
• Strong mathematical and analytical skills
• Comfortable presenting proposals and discussing pricing with commercial customers
• Strong sales and relationship-building skills
• Ability to generate and develop new commercial business opportunities
• Strong negotiation and follow-up skills
• Highly organized with excellent attention to detail
• Comfortable using CRM systems, estimating software, email, spreadsheets, and other technology
• Professional communication skills
• Dependable, accountable, and able to manage multiple estimates and opportunities simultaneously
• Valid driver's license and ability to travel to commercial project sites throughout the market

COMMERCIAL ROOFING SYSTEMS
Experience estimating multiple commercial roofing systems is highly preferred, including:
• TPO
• PVC
• EPDM
• Modified bitumen
• Built-up roofing systems
• Metal roofing
• Coatings and restoration systems
• Commercial roof repairs and maintenance

This position will work from our Santa Rosa location and travel to commercial project sites throughout the surrounding market as needed.
