Role

Galvanize Real Estate (“GRE”) is seeking an Analyst to join its growing Asset Management team. The Analyst will support all aspects of property ownership, including leasing, financial oversight, property management oversight, capital projects, risk management, sustainability, and reporting. The role will also contribute to the development of GRE’s Asset Management platform as the strategy scales.

Working closely with senior leadership, property managers, and external service providers, the Analyst will help execute investment business plans that integrate financial and sustainability objectives. A key focus will be supporting sustainability initiatives and capital projects that drive investment performance and advance GRE’s key performance indicators.

The Analyst will help prepare materials for regular business plan and portfolio reviews in collaboration with the Portfolio Management team, support asset acquisition and dispositions, and contribute to marketing materials and investor presentations. The role will also assume ownership of select Asset Management workstreams and tools, including those supporting valuations and cash management.

Essential Job Responsibilities

- Own and manage the business plans, budgets, forecasts, leases, analysis, and approvals

- Working in a collaborative fashion with third-party property managers, lease administrators, leasing agents, legal counsel, auditors, and accountants

- Work to implement the business plan, including capital improvements and services to the asset

- Develop and distribute periodic asset management reports to investors, consultants, and other partners

- Develop dynamic financial models for a wide variety of performance and investment analyses

- Track lender mandated reporting and covenants such as debt service ratio coverages

- Assist the team in the annual budget process and any quarterly forecasts required

- Analyze weekly and monthly operating reports from property managers and cascade to senior leaders as necessary to identify trends and potentially adjust business plan accordingly

- Collaborate with other members of the team, including the Sustainability and Science and Tech teams, to achieve overall objectives, including the successful implementation of the sustainability framework across the portfolio to achieve KPIs

- Assist the Acquisitions team to develop asset business plans and underwritings and help perform market and asset due diligence

- Ensure adherence to policies and procedures to maintain effective internal controls and compliance

- Assist in operational takeovers and property manager transition

- Build and refine financial models used for evaluating current and projected performance of GRE investments

- Monitoring and tracking transaction data, capital markets and other relevant industry research

- Participating in the research, analysis, and execution of strategic initiatives

- Digest market intelligence and cascade to the broader group with the goal of constantly challenging and refining the investment thesis

Required Qualifications and Competencies

- 1-3 years of commercial real estate experience in an investment, valuation and/or asset management capacity across multiple sectors with a preference for Industrial and Multifamily

- Advanced knowledge of Microsoft Excel

- Proficiency with Argus is a plus, but not required

- Sophisticated financial skills and capital markets perspective

- Knowledgeable in finance with a deep understand of real estate budgets

- Strong analytical skills and meticulous attention to detail, consistently delivering accurate, thorough work on time.

- Excellent interpersonal and written and verbal communication skills, with the ability to build relationships across the firm and work effectively with senior management.

- Takes ownership of responsibilities and results, welcomes constructive feedback, and demonstrates professionalism and integrity.

- Intellectually curious and proactive, with a track record of anticipating needs and taking initiative beyond assigned responsibilities.

- Adaptable and comfortable navigating evolving priorities and organizational change.

- Willing and able to travel.

Compensation and Benefits

- Estimated base salary, depending on experience: $100,000 - $125,000 per annum

- Role is also eligible for an annual discretionary bonus

Base Salary Pay Band $100,000 — $125,000 USD
