We are

We provide exterior property maintenance (pressure washing, gutter cleaning, window cleaning, and specialty cleanings) to HOAs, apartment communities, office buildings, retail centers, and auto dealerships. We bring tech-savvy service to a field where that is rare, and our clients rely on it and appreciate us for it. While SOR is headquartered in Raleigh, this role is in-person and on client sites at our Charlotte branch.

The role

You will bring in new business and grow the customers we already have. You own the customer before the work starts and own future work after it is finished. Once you win a job, a Project Manager takes over scheduling and day-to-day service, so your time goes to selling and building relationships.

What you will do

- Find and win new customers through prospecting, networking, and referrals

- Grow existing customers by identifying more services, locations, and revenue

- Own the annual maintenance plan renewal process

- Visit properties, walk sites, define the scope of work, and build quotes and proposals

- Build relationships with property managers, HOA boards, and decision-makers, and hold regular business reviews with key accounts

- Keep the CRM and sales forecast accurate, and manage your pipeline so no proposal sits open past 90 days without a reason

- Hand each sold job to the Project Manager with everything they need, then stay available for the relationship and future work

- Track gross margin, build your annual sales plan, and send a weekly sales summary to leadership

- Take part in a trade association such as BOMA, and serve on a committee when it fits

What we are looking for

- Proven sales or business development success, ideally selling services to commercial property managers, HOAs, or similar B2B customers

- Knowledge of the Charlotte market and the kinds of customers we want to serve there is strongly preferred

- Existing relationships with local property managers, BOMA, HOA management companies, or the local business community are a big plus

- Comfort with CRM systems and with mapping or satellite imagery measurement tools is helpful

- Experience with commercial service companies or property maintenance firms is helpful

- A good driving record with at least 3 years of driving experience. Because you will drive a company vehicle, being covered by our auto policy is a requirement of hire.
