We are currently seeking a high calibre professional to join our team as a  Senior Retail Portfolio Manager, Global Real Estate Services .

Role purpose:

- Real Estate Services (RES) is part of the Global Procurement & RES Infrastructure team within the Global Chief Operating Office (GCOO) at HSBC. The function is responsible for shaping and delivering the Bank’s real estate strategy globally, working in close partnership with businesses, senior leadership and external strategic partners.

- The Senior Retail Portfolio Manager will strengthen how HSBC shapes, evaluates and delivers retail footprint strategy ensuring decisions are insight-led, well-governed and aligned to IWPB’s distribution and wealth ambition.

- Acting as a key relationship lead into IWPB, the role will anticipate business priorities and translate demand signals into clear, actionable real estate direction—balancing customer needs, format/brand standards, cost, risk and market considerations.

- The role will act as a trusted advisor, shaping and influencing strategic retail planning and end-to-end IWPB integration activity impacting the retail estate, bringing together stakeholders across channels, markets and functions to drive aligned outcomes.

- Delivery will be achieved through close partnership with internal RES teams and outsourced suppliers. The role will ensure IWPB stakeholders understand the RES operating model and supplier landscape, while maintaining oversight of supplier performance to ensure delivery against agreed service expectations and outcomes.

- The role will also provide decision-ready portfolio insights and narratives to enable portfolio optimisation, improve planning choices, and deliver better retail portfolio outcomes.

Principal Accountabilities and Responsibilities:

- Lead global retail portfolio strategic initiatives as a business partner to IWPB, translating RES and IWPB priorities into clear deliverables and portfolio direction.

- Act as a key conduit into IWPB, partnering with channel strategy and other key stakeholders to anticipate strategic needs and translate demand signals into real estate requirements, options and recommendations.

- Deliver data-led insights for the retail portfolio, owning portfolio reporting and producing clear narratives and decision-ready materials for senior stakeholders to support footprint, investment and optimisation decisions.

- Coordinate with RES regional and market teams to incorporate retail banking and wealth portfolio inputs and ensure consistent reporting and insights across the global retail portfolio.

- Drive strategic retail planning and support end-to-end IWPB integration activity impacting the retail footprint, aligning across channels and markets, and supporting the ongoing refresh of retail portfolio strategy recommendations balancing customer needs, distribution strategy, cost, risk and brand/format standards.

- Support branch optimisation by coordinating portfolio reviews and network planning inputs, identifying opportunities to right-size, right-location and right-format the estate

- Partner with markets/regions and relevant planning teams to ensure consistent methodology, robust analysis and clear actions that can be executed through transactions and delivery teams.

- Support end-to-end governance and progression of the retail portfolio business case pipeline, facilitating the approval process to ensure submissions are accurate, stakeholder-aligned and progressed at pace through the appropriate RES/IWPB forums and systems.

- Ensure cost and financial alignment by working closely with IWPB Finance and RES cost optimisation teams to align assumptions for portfolio decisions and improve the consistency and transparency of reporting

- Manage outsourced supplier delivery for retail strategy, analytics and planning support, setting clear expectations, tracking performance and driving continuous improvement.

- Identify and drive process simplification, automation and standardisation opportunities to improve portfolio planning effectiveness and speed to insight.

- Maintain HSBC internal control standards and manage operational risk appropriately, escalating issues early and ensuring appropriate records and evidence are maintained.

Functional Knowledge

- Technical & professional expertise: Strong analytical and consulting capability, using data to shape retail portfolio strategy and insights, with a solid understanding of business priorities and distribution/channel strategy strategy/standards.

- Complex initiative coordination: Experience coordinating complex, multi-market initiatives and reviews, with the ability to structure work, define outputs, and drive delivery through a combination of internal stakeholders and external partners

- Operating model & governance: Strong experience establishing clear governance, frameworks and standard ways of working to drive consistent evaluation and decision-making across a multi-market environment.

- Supplier partnering & oversight: Experience working with outsourced partners, able to set clear direction and outcomes, influence delivery through others (including line managing seconded resources), and maintain appropriate oversight of performance, issues and actions through to resolution.

- Business/commercial acumen : Strong commercial awareness and ability to balance cost, business demands and service standards.

- Professional qualifications (desirable): Relevant professional qualification in real estate, portfolio & estates management, workplace strategy (or equivalent experience).
