Director, Private Investments

Role Purpose:

As a senior member of the private investment team, you will own client coverage for an assigned region, lead the evaluation and origination of private credit investment opportunities, oversee underwriting and due diligence, and help drive transactions from initial sourcing through approval and closing, and serve as a trusted expert and strategic partner to internal stakeholders and external clients.

What you will do:

The Director will be accountable for the following responsibilities:

- Own client coverage and business development for an assigned region by building and maintaining a strong network of industry relationships with borrowers, sponsors, brokers, and capital markets participants, strategically partnering with key clients to generate differentiated private credit investment opportunities and expand Brio's market presence
- Lead the review of investment packages by synthesizing economic, demographic, and market data into clear, actionable investment narratives for senior leadership and investment committee presentations
- Oversee and manage the underwriting, due diligence, and closing of commercial real estate debt investments, ensuring quality and accuracy of all investment material produced by the deal team
- Provide senior review and direction on the modeling of financing opportunities and direct analyses on cash flow, valuation, and credit risk across a range of capital structures and collateral types
- Own and champion investment recommendations, including structuring and pricing, evaluation of return objectives, identification and mitigation of key underwriting and execution risks, and presentation of opportunities to BREDS and Brio investment leadership for approval
- Serve as the senior point of contact and lead negotiator with external parties throughout the deal origination, including the equity sponsor, operator, brokers, and lawyers, objectively weighing the interests of multiple stakeholders to drive informed decisions
- Lead transaction closings and drive the deal team forward by coordinating internal and external stakeholders, applying innovative thinking to resolve structuring and execution challenges, and ensuring timely, accurate execution
- Champion Brio's culture and invest in the career development of vice presidents, associates, and analysts, including mentorship, mobility, and promotion, while holding the team accountable for high-quality work
- Contribute to the strategic direction of the private investment platform, and assume additional responsibilities and perform special projects as needed or directed

What you should have:

- Bachelor's degree in business administration, finance, or a related field
- 10+ years of experience at a bank, private equity firm, investment manager, or comparable real estate credit platform, with a proven track record of leading real estate debt originations
- Trusted, knowledgeable expert in real estate capital markets and related trends, with the ability to identify emerging opportunities and synthesize market dynamics into clear investment views and origination strategy
- Expert knowledge of financial and investment modeling techniques, with the ability to critically review and direct the analytical work of the deal team
- Ability to simplify complex analyses into logical conclusions and recommendations, and to communicate them clearly and persuasively to senior stakeholders and investment committees
- Proactive and detail-oriented, with excellent interpersonal, writing, and negotiation skills, the ability to oversee multiple complex transactions simultaneously, a high degree of integrity, and a demonstrated commitment to leading, developing, and retaining talent
- Ability to engage credibly and communicate effectively with senior counterparties, partners, and internal investment leadership, and to represent Brio in the market
- Advanced proficiency in Microsoft Excel and PowerPoint

PREFERRED QUALIFICATIONS

- Established, well-developed client, sponsor, and broker relationship network relevant to commercial real estate credit originations, with a history of generating repeat business
- Significant experience with property-level real estate financial modeling and credit structuring across multiple property types, markets, and complex capital structures
- Knowledge of Argus Enterprise or comparable property-level underwriting tools
