What this opportunity involves:

As an Assistant Project Manager in our Project and Development Services team, you'll play a vital role in delivering complex construction projects across heritage and operational education environments. Working closely with senior project leaders, you'll take independent responsibility for managing smaller to mid-scale projects from establishment through to handover and closure, while contributing to larger, more complex initiatives under guidance. This is a hands-on, site-based role requiring you to be embedded with our client in Sydney's CBD at least three days per week, managing active construction in live, occupied buildings where business continuity is paramount. You'll coordinate diverse stakeholder groups—often 20 to 30+ parties including building occupants, facility managers, consultants, contractors, and university departments—ensuring every voice is heard and every outcome maximized. You'll manage between five to eight projects simultaneously at various stages, from heritage building restorations and façade repairs to interior fit-outs and amenities refurbishments, always balancing quality, safety, budget, and programme delivery.

Key Responsibilities include:

- Prepare and maintain monthly project deliverables including Project Delivery Plans, Status Reports, Anticipated Cost Reports, and meeting agendas and minutes
- Establish and maintain detailed project budgets and programmes, forecasting expenditure and setting clear milestones to ensure successful delivery within financial and time constraints
- Develop and maintain accurate, up-to-date risk registers and participate in value engineering and buildability analysis to minimize risk and maximize project outcomes
- Draft and issue Requests for Proposal (RFPs), manage tendering processes, and carry out contract administration for consultants, contractors, and suppliers in accordance with legal and commercial requirements
- Chair weekly project meetings, attend Project Control Group (PCG) sessions, and ensure all contractual documentation—including as-builts, deeds of release, and client training materials—is completed at project close-out
- Manage on-site construction delivery under an agency model, acting on behalf of the Principal to oversee active works in live, operational environments with minimal disruption to building occupants and critical services
- Prepare and maintain Work Health and Safety Plans (WHSP), review and approve Safe Work Method Statements (SWMS), and manage permits to work, site inductions, safety compliance inspections, and incident reporting
- Coordinate complex, multi-stakeholder ecosystems involving internal and external parties, maintaining positive client relationships and representing JLL's commitment to quality and professionalism at all times
- Utilize JLL technology platforms including Clarizen, Jaggaer, Project Toolkit, and where applicable, Ariba and CSMS, to ensure accurate project reporting, procurement management, and contractor safety oversight

Sounds like you? This is what we're looking for:

- A degree in Project Management, Construction Management, or a related discipline, with a minimum of three years' experience in design, construction, or project management; or a combination of formal education and experience totaling at least eight years, three of which must be directly related to project or construction management
- Direct, hands-on experience managing heritage building conservation and restoration projects in accordance with relevant heritage guidelines and approvals processes
- Proven track record delivering construction projects in live, operational environments where existing building occupancy, critical services, and business continuity must be maintained throughout construction
- Demonstrated experience managing active construction sites under an agency model, acting on behalf of a Principal throughout the project lifecycle
- Technical expertise in roof replacements and waterproofing systems, façade restoration (including concrete remediation and structural repairs), interior fit-outs, and bathroom refurbishments
- Direct involvement in construction safety management, including preparation of Work Health and Safety Plans, review of Safe Work Method Statements, and management of permits to work and site compliance inspections
- Demonstrated procurement experience including end-to-end RFP/RFQ preparation, tender evaluation, contract negotiation, vendor prequalification, and performance management
- Strong capability managing complex stakeholder environments involving 20 to 30+ internal and external parties simultaneously, including building occupants, facility managers, authorities, consultants, contractors, and university departments
- Availability to work on-site with the client in Sydney CBD a minimum of three days per week to ensure effective project oversight and stakeholder engagement

Preferred qualifications:

- Experience in site management for a Principal model (in addition to agency model experience)
- Familiarity with Ariba procurement platform and CSMS (Contractor Safety Management System)
- Proficiency in Microsoft Project for programme development, critical path analysis, and resource planning
- Understanding of ISO14001, ISO45001, and ISO9001 accreditations and experience maintaining compliance with Environmental Health and Safety legislation
- Demonstrated ability to assist in the preparation of project proposals, EOI submissions, and client presentations to secure new work
- Experience introducing opportunities to other business lines within JLL and developing relationships with existing clients to increase organizational profile and exposure
- Knowledge of various project delivery methods including Project Management, Construction Management, Managing Contractor, Warranted Price, and Lump Sum contracts
