JOB SUMMARY

This is a full-time, on-site role for a Project Manager. You will manage commercial construction projects from estimator handoff through final closeout while ensuring work is completed safely, on schedule, within budget, and in accordance with contract requirements. This position requires a detail-oriented, proactive individual who can coordinate customers, vendors, subcontractors, field teams, and internal departments; anticipate project needs; resolve issues promptly; and protect the Company's financial and contractual interests.

RESPONSIBILITIES WILL INCLUDE

- Lead project handoff and startup, confirming scope, contract requirements, schedule, budget, responsibilities, exclusions, and known risks before work begins.

- Review proposals, estimates, takeoffs, vendor quotations, contracts, plans, specifications, addenda, alternates, and clarifications; identify and resolve scope gaps or discrepancies.

- Develop and maintain project schedules covering submittals, approvals, field measurements, purchasing, fabrication, deliveries, installation, billing, punch work, and closeout.

- Prepare, submit, and track product data, shop drawings, samples, substitutions, and resubmittals; confirm required approvals before releasing affected materials.

- Maintain change orders, RFIs, ASIs, bulletins, proposal requests, meeting notes, field directives, and other documents affecting scope, cost, or schedule.

- Identify changes early; prepare and track complete change-order pricing and supporting documentation; and communicate approved changes to Accounting, vendors, and field personnel.

- Purchase project-specific materials and services within the approved scope and budget, verifying product, finish, dimensions, quantities, lead times, freight, delivery requirements, and accessories.

- Track long-lead materials from release through fabrication, shipment, inspection, delivery, and installation; escalate risks early and develop recovery options when dates are threatened.

- Coordinate with field leadership, installers, subcontractors, vendors, and other trades to confirm manpower, access, site readiness, current documents, materials, equipment, and sequencing.

- Provide field teams with the information and decisions needed to perform the work safely, efficiently, and within scope; conduct site visits appropriate to project risk and phase.

- Monitor progress, labor productivity, material costs, commitments, pending exposure, approved changes, and forecasted final margin; investigate variances and implement corrective action.

- Prepare accurate and timely monthly billing information, including percent complete, stored materials, approved change orders, retainage, and required supporting documentation.

- Serve as the primary day-to-day contact for customers and project stakeholders; attend project meetings, document commitments, communicate status, and follow through on action items.

- Raise schedule, cost, quality, safety, or coordination concerns early and present practical options, impacts, recommended actions, responsible parties, and required decision dates.

- Coordinate inspections, testing, certifications, punch-list work, warranties, operation and maintenance information, as-built documents, attic stock, and other closeout requirements.

- Reconcile final commitments, confirm approved changes are billed, support final payment and retainage release, organize the final project record, and complete a lessons-learned review.

- Maintain accurate information in company project-management, accounting, document-control, and communication systems while managing multiple projects and competing deadlines.

- Perform other duties reasonably related to the role and the needs of the business.

QUALIFICATIONS & SKILLS

- 3+ years of commercial construction project-management experience preferred, or a combination of assistant project-management, field, estimating, or trade-specific experience that demonstrates readiness for the role.

- Bachelor's degree in construction management, construction science, engineering, architecture, business, or a related field preferred; equivalent relevant experience will be considered.

- Strong understanding of construction plans, specifications, submittals, RFIs, change orders, schedules, budgets, procurement, billing, and closeout.

- Ability to manage multiple active projects, prioritize competing demands, meet firm deadlines, and take ownership from handoff through completion.

- Strong financial and commercial awareness, including experience tracking budgets, commitments, labor, material costs, change work, and projected margin.

- Ability to effectively communicate with management, team members, customers, vendors, subcontractors, and trades professionals.

- Must be detail-oriented, analytical, organized, solution-focused, and capable of making timely recommendations with sound professional judgment.

- Flexibility and willingness to accommodate changing project needs and last-minute requests in a fast-paced, team-oriented environment.

- Strong computer skills, including Microsoft Office (Excel, Word, Teams, and Outlook), and the ability to adapt quickly to project-management, accounting, document-control, and other company software.

- Experience with Division 10 specialties, architectural products, finish carpentry, public-sector or federal projects, or other material-intensive commercial scopes is preferred.

- Valid driver's license and ability to travel to project sites, including occasional overnight travel, as required.
